A man standing in his own front yard sent me a stranger.

About five or six years ago, a woman flew in from New Jersey to meet an agent, and her agent never showed. She was driving around and stopped at a house that happened to be my listing.

That one stop turned into her house, then her sister's, then her aunt and uncle's. I did not ask for any of them. The first was purely a God thing, and the rest were additional blessings because of my hard work.

Knocking on doors never frightened me, because I was not selling anything.

The day before an open house I would walk the street and knock. Not to ask for business. To invite people to come and see the house next door, and to have a say in who their next neighbour turns out to be.

It is almost like inviting somebody to a party. Nobody minds being invited to a party.

I think that is the part newer agents miss. If you knock with something to sell, you will hate every minute of it, and so will they. If you knock with something to offer, it is just a conversation.

Twelve years later I still do not sell anybody anything. I just tell them what I know.

Some of what gets passed down in a family has nothing to do with the house.

Steve and I have been married 38 years, and we have four grandchildren. This summer he wrote about why the two of us lead a grandparenting class, and about leaving them something that lasts longer than anything we own.

I think about that a lot in this work. People call me about a house, but what they are usually protecting is the place where their family gathers and the stories get told.

Here is one that matters more in Arkansas than it does most places.

In an online thread about home buying, people in England were arguing about which direction their garden faces, because they want more sun. Down here we have the opposite problem.

A back porch facing west takes the full afternoon sun in July. It will be beautiful in the listing photos and unusable at five o'clock. Rooms with large west windows heat up and stay hot.

None of that appears in a listing. It appears in August, after you have moved in.

So when we walk a house together, I will tell you which way you are facing. It is one of the few things about a home that genuinely cannot be fixed.

The most upvoted answer in a thread about home buying non-negotiables was not about a house at all.

Somebody wrote that you can improve a house enormously, but you cannot change where it sits. I have been saying a version of that for twelve years.

You can pull up carpet. You can paint every wall. You can take out a wall entirely if the structure allows it. What you cannot do is move the house closer to your work, or further from the road noise.

So when a buyer loves a house but feels uncertain about where it is, I slow us down. We drive it on a weekday morning. We drive it again on a Saturday.

The house you can change. The drive home you live with every day.

People kept saying they wanted an agent who knows the neighborhoods, not one who sends MLS links. Here is what that means in practice.

A listing will tell you the square footage, the year it was built and the size of the lot. It will not tell you how that street drains after a hard rain. It will not tell you what the traffic does at three in the afternoon. It will not tell you which way the light comes into the kitchen in December.

I know the parts of Central Arkansas I know because I have lived here, driven these streets and sat in these houses. Where I do not have that, I will tell you so.

That is the difference between a search and a guide.

Over the last few weeks we have shared more of how this business was actually built. The referral model. The years that were hard. What I tell newer agents when they ask.

We would like to keep writing about the things people are genuinely wrestling with rather than guessing. So if you are an agent, tell us where you are. Year one. Year five. Thinking about getting licensed. Whatever it is.

And if you are here about a house rather than the business, that stands too. A conversation costs nothing and we are always glad to have one.

There is a number going around about Arkansas housing, and it is true. It just will not tell you much about your street.

Statewide, inventory is up more than 13 percent from a year ago. Pulaski County is up about one percent. Little Rock has roughly 1,600 homes for sale right now, with a median of 59 days on market.

Those are three different stories, and only one of them has anything to do with the house you are actually thinking about.

So when somebody asks me what the market is doing, I do not answer with the state number. I look at what has sold near that house recently, what it is competing against right now, the condition it is in, the price range it sits in, and how long homes like it are taking to sell.

That is the part that changes the answer.

Fall is usually when the market sorts itself out.

The summer listings that were priced ahead of the market have either adjusted or come off. The buyers still looking in October tend to be serious, because the ones who were browsing have gone quiet until spring.

That combination is often a better window than people expect. Fewer buyers, but more motivated ones. Fewer listings, but more realistic ones.

This is an observation from years of watching it rather than a forecast. Every season has its own personality and this one is worth paying attention to.

If you have been waiting on spring, it may be worth a conversation before you decide.

A good referral partner is not the person who sends you the most business.

It is the person whose name you would put on the line without hesitating.

I have a lender, a closing agent, an inspector and a handful of trades I have used for years. Every one of them earned that spot the same way, by taking care of somebody I sent them when I was not in the room.

I have also stopped using people. Once a vendor lets one of my clients down, that is generally the end of it, and it is not personal. When I hand a client to somebody, I am spending trust I took years to build.

That is the whole standard. Would you hand this person your own family?
