The City is moving forward with its 2026 housing funds, including nearly $945,000 designated for owner-occupied rehabilitation and additional funding for housing acquisition and new construction.

The class covers the real things that actually matter: pre approval, why you inspect a home even when it is brand new construction, how offers and counters actually work, and a small tax credit most agents never think to mention.

Arkansas buyers are seeing more homes come onto the market.

Statewide active listings increased again in July, while homes were taking a median 65 days to move through the market. In Pulaski County, inventory was also up from June and from a year ago.

For buyers, that can mean more options. For sellers, it makes accurate pricing and strong presentation even more important.

Nationally, mortgage rates remain an affordability factor, while inventory has improved and more listings are seeing price reductions.

In Little Rock, active listings are up and homes are taking a little longer to sell, which points to a more balanced market.

For buyers, that can mean more options and potential negotiating room. For sellers, pricing and presentation matter more than ever.

Here is what I am seeing in the market right now, plain and simple.

Inventory in Central Arkansas has been shifting a little compared to earlier this year, and well priced homes are still moving steadily when they are presented right from day one. Homes that sit tend to be the ones priced a step ahead of where buyers currently are, not behind them.

This is not a prediction about where values are headed. It is simply what I am watching happen on the ground, house by house, right now.

If you are weighing a move this year, understanding the timing matters more than most people realize.

A professor there invites me back every spring, and it has quietly become one of the most meaningful parts of my whole year.

I walk them through the entire journey. Pre approval. The search. Inspections, appraisals, the final walkthrough, and closing day. I even share the small details most people never hear about, like the homestead tax credit you can claim through the county assessor.

Education has always been the heart of how I work. I would so much rather you truly understand the process than simply follow me through it and hope for the best. When you understand it, you make better decisions. And better decisions are what build a life.

I want to be careful here, because no one can predict a market and I will never pretend to. What I can share is simply what I am watching happen day to day.

Buyers are being more thoughtful, and they are asking better questions than I have heard in a long while. Sellers who price with honesty are still finding the right people for their homes. And across the board, the families who feel guided rather than rushed are the ones making decisions they feel good about a year down the road.

Those are observations, not promises. The fundamentals that have always mattered still matter just as much. Patience. Honesty. The right guide sitting beside you.
