Here is what is shaping the market right now:

📊 Inventory has grown to a 4-month supply, up 15% from last month and 11% from last year, meaning more opportunity on both sides of the transaction.
🏡 407 new listings entered the market at a median price of $289,000, adding fresh options for buyers.
📍 819 active listings are available with a median list price of $276,500.
⏱️ Homes are moving efficiently with 81 pending sales and a median of 24 days on market before going under contract.
💰 Sold prices are trending upward at a median of $293,000, with homes closing at 98.05% of list price and averaging just 13 days on market for sold listings.
