🏡 Think mortgage rates over 7% automatically mean renting is better? Think again.

I came across an interesting analysis from Homes. com that looked at today’s market alongside the housing market of the 1990s—when mortgage rates were also around 7–9%.

The big takeaway? The mortgage rate isn’t the only thing that matters.

What matters is the relationship between the price of the home and what that home would cost to rent.

📌 The analysis found that:
• Lower- and mid-priced homes can still favor buying—even with rates above 7%.
• Buying builds equity over time instead of having 100% of your housing payment go toward rent.
• Historically, homes priced reasonably compared with local rents have often created more long-term wealth for owners.
• And if rates eventually come down, a future refinance could potentially lower your payment—but you should never buy assuming rates will fall.

That doesn’t mean buying is automatically the right choice for everyone. Your timeline, finances, price range, and local market all matter.

But if you’ve been saying “I’ll wait until mortgage rates come down”, it may be worth running the numbers instead of making the decision based on the interest rate alone.

Sometimes the better question isn’t “What is the rate?”

It’s “What am I getting for my monthly housing payment?” 🏠
