🚨 4 DAYS LEFT… and the moms are STILL carrying this whole operation on their backs 😅💛

At this point, if you haven’t entered yet… I need answers.
Respectfully.
Who is gatekeeping this giveaway from you?? 👀😂

But it’s fine. We’re not holding grudges… we’re just tagging more moms today 😌

✨ Tag a mom who:
👉 Has a purse that could survive a natural disaster (snacks, wipes, random receipts from 2007… all of it)
👉 Can hear a wrapper open from 3 rooms away
👉 Says “don’t touch that” and somehow already knows you touched it

✨ AKA… tag the mom who runs the house, the schedule, and probably the entire neighborhood too 💁‍♀️

✨ Let’s not forget what she could win:
💆‍♀️ A full spa day (no one saying “mom” for at least an hour?? ICONIC)
🍽️ $100 to La Loma (eat your food while it’s HOT for once 🔥)
💎 Custom jewelry (zero noodles involved this time… unless requested 😂)

⏰ Ends May 9th at 6PM
🎉 Winners announced on Mother’s Day!

So go on… tag her, gas her up, make sure she gets her moment 👏

And if YOU are that mom (you are)… tag anyway. Confidence looks good on you 😌

Drop a 💛 when you’re done so I know who understood the assignment 🙌

🏡 Real Estate Tip of the Week✨

Flush 🚽the STRESS! Tips to avoiding bathroom construction 🦺 nightmares….

Renovating a bathroom: whether DIY or hiring a contractor can be deceptively tricky. Here’s some things to consider:

1. Water Damage & Leaks

✨DIY risk: Improper sealing around 🛁 tubs, 🚿 showers, or sinks🚰; poor plumbing connections.

✨Contractor risk: Cutting corners✂️ with waterproofing or using low-quality materials.

✨Consequences: Mold, rotting subfloor, wall damage, hidden leaks behind tile, these can cost thousands💰 to fix.

Caution: Always use proper waterproof membranes, check plumbing connections, and test before closing walls.

2. Mold & Mildew 🦠

Often a side effect of 💧 water damage, poor ventilation💨, or damp areas.

✨DIY mistakes: forgetting to install a vent fan 🪭 or sealing poorly behind tiles.

✨Contractor mistakes: insufficient drying time ⌛️or using substandard grout/sealants.

✨Consequences: Health risks, persistent odors👃, and expensive remediation.

Caution: Install a proper exhaust fan, ensure correct slope for drains, and allow adhesives/sealants to cure fully.

3. Electrical Hazards🔥

Bathrooms are high-risk because water and electricity ⚡️mix.

✨DIY risks: incorrect wiring for lights 💡, outlets, or heated floors; not using GFCI outlets.

✨Contractor🧰 mistakes: cutting corners on code compliance.

✨Consequences: Shocks, short circuits, fires🔥.

Caution: Always follow electrical codes; consider hiring a licensed electrician even if doing other parts yourself.

4. Structural & Subfloor Issues🏚️

Removing old fixtures or flooring may reveal water-damaged subfloor or joists.

✨DIY: might not recognize compromised support.
Contractor: may skip necessary subfloor replacement to save time/money 💵.

✨Consequences: Sagging floors, unstable vanities, tiles cracking.

Caution: Inspect and repair subfloor before installing heavy fixtures like tubs🛀🏼.

5. Tile Disasters🪣

✨ DIY risks: uneven tiles, lippage (height differences), cracking, poor adhesion.

✨Contractor mistakes: rushing or using cheap adhesive, poor grout application.

✨Consequences: Uneven floors, water seepage behind tiles, tiles popping off.

Caution: Use proper leveling tools, follow curing times, and hire a tiler for complex layouts.

6. Poor Drainage & Plumbing Layout🔧

✨DIY: slope mistakes in shower pans, wrong pipe sizing, misaligned drains.

✨Contractor: cutting corners or using old pipes that leak.

✨Consequences: Slow drains, clogs, backups, water 💧 pooling in the shower.

Caution: Ensure correct slope (usually 1/4” per foot) and proper venting.

7. Budget Blowouts🤑

✨DIY: underestimating material needs or time🕰️.

✨Contractor: unexpected change💸 orders, hidden damage discovered mid-project.

✨Consequences: Financial stress🫣, cutting corners, or unfinished work.

Caution: Always add 15–25% contingency, and clarify upfront what is included(BE SPECIFIC!!)
Pay progress % if possible

8. Cosmetic Regrets🫣

Mismatched styles, poor color choices, bad lighting, or tiny layouts that feel cramped.

✨DIY: inexperience with spatial planning.

✨Contractor: not listening to homeowner’s vision or cutting corners on finishes.

✨Consequences: Expensive redo or dissatisfaction.

Caution: Plan design carefully, mock up layouts, and consider functionality over trends.(hiring a good designer can save you money 💰 and time!)

10. Delays & Communication Failures🗣️

✨DIY: scope creep, underestimating skill/time.

✨Contractor: poor scheduling, subcontractor delays, or miscommunication.

✨Consequences: Weeks of inconvenience, cost overruns, or half-finished work.

Caution: Set a realistic timeline and maintain daily or weekly updates.

✅ Bottom line: Bathrooms are high-risk spaces because water, electricity, and heavy finishes all converge. Whether DIY or hiring a contractor, the key is planning, quality materials, proper permits, and checking work at each stage. Cutting corners almost always costs more in the long run 🏃🏻‍♀️

🏡 Real Estate Tip of the Week✨:
Exposed Kitchen Shelves-Trendy or Trouble?

Open (exposed) kitchen shelving has been everywhere the last few years… but is it still a good move for your home—or your resale value?

Let’s break it down 👇

✨ PROS of Exposed Shelving

✔️ Makes your kitchen feel bigger
No bulky cabinets = a more open, airy 🌬️ look (great for smaller homes)

✔️ Easy access
Grab plates 🍽️, cup 🥛,and everyday items quickly,no digging through cabinets

✔️ Design + personality
Perfect for showing off dishes, décor, and adding that “Influencer kitchen” vibe

✔️ Budget-friendly upgrade
Typically cheaper and easier to install than full cabinetry

⚠️ CONS of Exposed Shelving

❌ High maintenance
Dust, grease, and grime build up FAST so you’ll be cleaning 🧽 constantly

❌ Can look cluttered quickly
If it’s not styled perfectly, it can make your kitchen 🍽️🥣🫗feel messy instead of modern

❌ Less storage
No place to hide 🫣 bulky appliances, mismatched items, or pantry overflow

❌ Not always practical for busy families 👩🏻👨🏻👧🏻🧒🏻
Kids + real life = not always “aesthetic” 😅

📉 Is It Still a Trend?

Here’s the real tea 🍵
• Open shelving has been popular for nearly a decade
• Designers are starting to say it’s becoming overdone and can sometimes even be dated
• Many homeowners are shifting toward a mix of cabinets + a few statement shelves instead

Need some design help? Give me a call 📞 and I’ll help gibe you options that mix function, esthetic and future resale value💁🏻‍♀️

Under Contract 🎉🎉🎉

A big part of my business is referrals often coming from other real estate agents. This client and I hit it off right away and he was excited to find some thing that could be a great home for him as well as a great investment.Because of that coming into a home with an instant $35,000 💰 equity was super exciting and we are already discussing next investments. I love what I do because I get to educate people and help them through some thing that is incredibly important and can be very stressful. this is not just a job for me, it’s a call and as cheesy as it sounds, I feel like I was made to do this.

Buying a home 🏡 is tied to many different changes whether it be a new job, relationship change, promtion, relocation etc. Taking the stress off this one step for my buyer is an absolute pleasure🩷

Real Estate 🏡 Tip Of The Week ✨:12 things for buyers to check during home tours!

Touring homes can be a lot of 🤩 fun, but don’t let the razzle dazzle of a beautiful home with great staging make you miss some of the important considerations when picking your forever home.

1) 🛑 Stop and listen for a moment
Traffic, neighbours, dogs, lifts, if you hear it today, you'll hear it most days.
2) Notice if some rooms feel hotter 🥵 or colder 🥶
That's a big clue to how comfortable the home will be year-round.
3)Pay attention to where the sunlight 🌞 is hitting
Natural light changes how a home feels every single day.
4)Count the outlet 🔌 points in each room
If you're already wondering where to plug things in, that's something you'll feel every day.
5)Have a quick sniff 👃 in bathrooms that aren't used much. That's often where issues show up first.
6) Test water 🚿 pressure at EVERY faucet (especially upstairs, during peak hours). That "luxury" shower isn't luxury if it feels like a sad mist.
7)Open every 🪟 window. Twice.Painted-shut or non functional windows = expensive surprises you didn't budget for.
8)Check cell service 🛜 in every room.Dead zones in your home office aren't charming, they're productivity killers.
9)See if two cars 🚘 🚗 ACTUALLY fit in the garage and with room to open doors.
10)Walk the property lines.Know exactly where your yard ends... and where neighbor drama 🎭 begins.
11) Check sun exposure. we get snow ❄️ in Colorado so facing the wrong direction can mean that you have snow in your yard or that it can melt right away without too much work.
12)Open every closet👚👕👔🩳👖, pantry🫙🥫🧃, and storage space.Finding out there’s not linen or closet for vacuums etc .can be a major bummer after the fact.

Need help finding the perfect home? 🏡 message me and I’ll guide you every step of the way. Buying or selling outside of Colorado? I’ll connect you with a great agent anywhere in the world 🌎 💁🏻‍♀️

🏡 Real Estate Tip of the Week✨: Don’t Ignore Your Air Vents!

Should you care about air vents? Absolutely! Air vents are one of those silent home features that can make a house feel AMAZING… or musty and dusty 😶‍🌫️

Air vents are like the lungs of your home. If they’re dirty, blocked, or poorly used, your whole house can feel stuffy, smell weird, and your HVAC system has to work overtime (aka 💸).

✅ Why Air Vent Cleaning Matters

Dirty vents can lead to:
• More dust floating around the home
• Allergy flare ups specially with pets!)🙀
• Uneven heating/cooling (hot upstairs, freezing basement vibes)🥶
• HVAC systems working harder = higher utility bills📈
• Strange odors when heat kicks on🤢

🧼 How to Clean Air Vents (Quick + Effective)

Here’s a simple homeowner-friendly method:

1. Turn off your HVAC system
You don’t want dust being sucked into the system while you clean.( I had a “professional “ forget to do this and the carbon monoxide detectors went off and we had to vacate😡)

2. Remove vent covers
Most just pop off or unscrew easily.

3. Vacuum the vent opening
Use a hose attachment to pull out dust, pet hair, and debris.

4. Wash the vent covers
Soak in warm soapy water (dish soap works great).
Let dry fully before reinstalling.

5. Wipe inside the duct opening
Use a microfiber cloth or duster just don’t shove debris deeper inside.

✨ Bonus tip: A quick spray of mild disinfectant on the vent cover can help reduce odor buildup.

🌬️ How to Use Vents the RIGHT Way (Most People Get This Wrong)

This is HUGE:

✅ Keep vents open
Closing vents doesn’t “save money”—it often creates pressure issues and makes the HVAC system work harder.

✅ Don’t block vents with furniture
Couches, rugs, and beds covering vents can cause airflow problems and uneven temps.

✅ Check your vent direction
Adjust louvers to direct airflow:
• In winter: aim airflow slightly downward (warm air rises)
• In summer: aim airflow upward (cool air sinks)

🧠 Pro Tip: Change Your Air Filter Regularly

If your filter is dirty, your vents will get dirty faster.

Recommended schedule:
• Every 1–2 months with pets🦮
• Every 2–3 months normally
• Monthly during peak heating/cooling seasons

🏠 Real Estate Sellers Tip:
When buyers walk into a home and see dusty vents and grime buildup, it gives “deferred maintenance” vibes.

Clean vents = cleaner smell, cleaner look, and a home that feels cared for.

⭐ When to Call a Professional

Consider professional duct cleaning if:
• You just bought the home
• There’s heavy dust buildup
• You’ve done renovations (drywall dust is brutal)
• You notice moldy smells or excessive 🤧 allergies

Need a recommendation? Reach out and I’ll make sure you don’t have the debacle I had when I hired the “wrong guy”…..

Real Estate 🏡 Tip of the Week✨:
🪵 Hardwood Flooring vs LVP

Hardwood Pros:
🕰️Timeless appeal: Classic look that never goes out of style that buyers ❤️ LOVE
💰 Strong resale value: Often boosts home value and attracts higher offers.
🔄 Refinishable: Can be sanded and refinished multiple times to remove dings or update stain color.
🌿 Natural material: Warm, organic aesthetic that feels premium.

Cons:
💦 Water sensitivity: Prone to warping in moisture prone areas (bathrooms, laundry rooms, basements).
💸 Cost: Higher upfront installation and material costs.
📏 Maintenance: Needs gentle cleaning; scratches show up more easily.

Best for: Living rooms, dining rooms, bedrooms, and sellers targeting mid-to-high-end buyers.

🤔AND did you know: the flooring should be left in the home for a few weeks to be acclamate to the temperature 🤒 to help with expansion an cracking issues

🪩 LVP (Luxury Vinyl Plank) Flooring

Pros:
💧 Waterproof options: Great choice for kitchens, bathrooms, mudrooms, basements.
💲 Budget friendly: Lower cost than hardwood with a similar look from a distance.
⚡ Durable & easy care: Scratch-resistant and simple to clean/ideal for pets & kids.
🔧 DIY-friendly installation: Some click-lock styles can be installed without a pro.

Cons:
📉 Lower resale lift: Doesn’t add as much perceived value as real hardwood.
🎨 Looks can vary: High end LVP is great; cheap options can look fake or plasticky.
♻️ Not refinishable: Once it’s worn or outdated, it needs full replacement.

Best for: High-moisture spaces, rentals, starter homes, budget-minded buyers, pet families.

🏡 Quick Guidance for Clients:

✔️ If you wants top resale value & classic beauty: steer toward hardwood in main living areas.
✔️ If they need durability and moisture resistance: LVP wins for everyday practicality.
✔️ Blend & upgrade: Hardwood in formal spaces + LVP in wet rooms is a smart combo that appeals to many buyers.
