Closed on 1996 S Espana Court in Aurora last week — and it wasn't the easiest deal. A furnace and water heater both needed replacing partway through, which is never what a seller wants to hear mid-contract. Went back to the negotiating table and got my seller a check from the buyer to cover the water heater install.

That's not always how it goes, but it's always what I'm fighting for. Congrats to a great seller who rolled with every curveball.

🇺🇸 Some mornings are worth getting up early for.

As the sun comes up and the flags start waving, it’s a pretty good reminder of what Labor Day is really about: hard work, showing up, and taking pride in what you do.

I’m lucky enough to help put these flags up in both my neighborhood and Trailmark, where my in-laws live. 🇺🇸

Mines classes started today, my wife's back at it, both girls are back in session. Meanwhile I'm here doing what I do — helping people find their next home. Proud of this crew.

Photographer was back at 9748 Yukon Ct today — this one's relisting with fresh photos, and the thing I wanted captured most wasn't even inside the house. It's the acre. Mature trees, grass that's still green, flowers still blooming — in a drought year where a lot of Colorado yards are struggling under water restrictions, this lot is holding up beautifully. Back on the market Wednesday.

Not every listing goes up the week the contract's signed. I've got one right now where my seller is working through 40+ years of a house at her own pace — some of it's logistics, most of it's just life happening while it happens. My job isn't to rush her into a "Coming Soon" post. It's to make sure she's not doing it alone. Good agents sell houses. Better ones know when to be patient. 🏡
