Honestly? When your life is ready, your home is prepped, and the numbers make sense for you.

I know that's not the hot take everyone's looking for. But the market is just one piece of the puzzle, and it's rarely the most important one.

Timing looks different for everyone. Some people need to move in the next 60 days. Some people have a year to plan. Where you are matters more than what the market is doing.

There is a spot in downtown Littleton I keep telling people about: Cafe Terracotta, tucked inside a historic Victorian house just off Main Street.

From the moment you walk in, the open kitchen and genuinely warm staff set the tone for a great dining experience. The menu is American with Mediterranean and Latin influences; creative without being fussy. And for my wine lovers, their wine list is fantastic!

Dinner is where I’d point you first, but their weekend brunch is worth knowing about too. Reservations recommended.

You looked it up. It's okay, everyone does.

But here's the thing about that Zillow number: it's built from public records and tax data run through an algorithm that has never been inside your home. It doesn't know about the kitchen remodel, the addition, or that a couple of the sales on your street were outliers that pulled the number in a weird direction.

It's making a guess from the outside. A pretty educated one, but still a guess.

What your home would actually list for comes from something different. It comes from what buyers are paying right now, how your home stacks up against what else is out there, and what someone who has actually walked through your front door thinks it's worth.

That last part is the one Zillow can't do.
