Fort Collins real estate is taking the scenic route this fall, but don't mistake a slower pace for a market that's lost its momentum.
September brought longer listing timelines, with homes averaging 77 days on the market (up 18.5%), while pending sales dipped 9%. But here's the interesting part: despite the slowdown, average closing prices climbed for both attached (+7.8%) and detached homes (+1.9%), and sellers still received an average of 98.7% of their asking price.
So what's the October outlook?
For our Sellers: patience is a virtue, but pricing strategically is a necessity. Buyers are taking their time, so strong presentation, smart positioning, and a compelling price matter more than ever. The good news? Well-positioned homes are still commanding prices remarkably close to asking.
Meanwhile, Buyers navigating this market should be aware that the clock isn't quite ticking as loudly as it was. Longer listing timelines may create opportunities to negotiate on price, concessions, or terms. But don't confuse a slower market with a clearance sale. Desirable homes are still holding their value.
The takeaway? Fort Collins isn't hitting the brakes. It's simply rewarding those who know how to navigate the curves.
