Fall is officially here, and Colorado is about to show off a little! 🍂🤍
This week, I’m sharing some of the best places around Denver to catch the changing leaves, plus a reminder that National Neighbor Day is September 28. It’s the perfect excuse to get outside, say hi, and connect with the people who make our neighborhoods feel like home.

I learned this lesson the expensive way. 😬

Labor Day weekend is almost here! 🇺🇸 I hope you have some fun plans and get a chance to enjoy a little extra time with family and friends.

Before you say, “I’m waiting for interest rates to drop,” can we please calculate what buying now would actually cost you each month?

Because you may be surprised. 👀

So many buyers assume they can’t afford to buy because of everything they’ve heard about interest rates.

But then they get pre-approved, look at their ACTUAL numbers, and realize…

Wait. This payment works for us. We really can buy a home! 🥹🏡

How exciting is that?!

Because you aren’t buying a headline or an interest rate. You’re buying a HOME.

What matters most is whether the monthly payment comfortably fits your life and whether the timing is right for you.

And let me be clear: We’re not becoming house poor over here! 👏🏻

Maybe you need more space. Maybe you’re tired of renting. Maybe you’re ready for a backyard, a home office, or simply a place that finally feels like yours.

Don’t let something you heard about interest rates automatically convince you that buying is off the table before you’ve even run the numbers.

Yes, the interest rate matters, but it’s only one part of the bigger picture.

We also need to consider:

✨ Purchase price
✨ Down payment
✨ Taxes and insurance
✨ Possible seller credits
✨ Available loan programs
✨ Your total monthly payment
✨ How long you plan to own the home
✨ What waiting could cost you

The best decisions aren’t made based on a scary headline.

They’re made by sitting down with a trusted Realtor and lender, reviewing YOUR real numbers, and deciding what feels comfortable for YOUR life.

Maybe buying now makes sense.

Maybe waiting is the better decision.

Both answers are okay. But let’s make that decision using facts, not fear. 🫶🏻
