With potentially less competition, buyers may have more room to negotiate on price, inspection terms, closing costs, or other concessions. It’s also a good time to look closely at homes that have been on the market longer or have recently had a price adjustment.

This fall, buyers should focus on more than just finding the right house. Look at the full opportunity, price, financing, condition, seller motivation, and terms.

As Denver moves into the fall market, buyers and sellers are operating in a more measured environment. There are opportunities on both sides, but they require a thoughtful approach.

For Buyers
- September may bring negotiating opportunities. Properties that have been on the market through the summer may have sellers who are more open to adjusting terms or price.
- More inventory means more comparison. Instead of focusing solely on finding the “cheapest” home, evaluate condition, location, price, and the overall cost of ownership.
- Make the decision based on the whole transaction. Financing matters, but so do purchase price, concessions, inspection terms, and the long-term value of the property.

For Sellers
- Pricing strategy is critical. Today's buyers are informed and selective, making an unrealistic starting price increasingly expensive.
- Presentation can separate your home from the competition. Move-in-ready properties have an advantage when buyers have multiple options.
- Preparation is an advantage. If a fall sale is on your radar, getting ahead of repairs, staging, photography, and pricing strategy can make a meaningful difference.
