One of the more interesting moments I've had in real estate occurred in 2005. In the Exceptions to the Title Commitment for a parcel of land several miles west of where the Denver airport is now, there were references made to a 1851 treaty with the Arapaho & Cheyenne tribes as well as the year 1803 (??). Knowing Denver wasn't settled by white Americans until 1859, I was flummoxed. Then it hit me: Colorado east of the Continental Divide was part of the US' Louisiana Purchase from France in 1803.

Vintage Denver postcard ca. 1979. The aerial photo was taken during a Broncos home game at Mile High Stadium. We had season tickets beginning in '76 and one of my many memories was actually related to parking. Many homeowners in the neighborhoods north & west of the stadium would rent out their lawns for game day parking and we often parked in Mrs. Augustine's front yard near 20th & Ho**er.

Ca. 1955 in the then brand new Harvey Park mid-century modern neighbohood, looking southwest on S Raleigh St @ W Yale Ave. To this day, Harvey Park (wedged between Sheridan & Lowell in SW Denver) is one of my favorite neighborhoods to introduce to first-time single family home buyers.

The recently released the first set of ground-level renderings for the mixed-use neighborhood at Burnham Yard, the site of the former Union Pacific rail yard upon which the team will build a new retractable-roof stadium, anticipated to open in 2031. Personally, I'm pleased that the architecture of the new buildings will apparently mirror those of the historic industrial structures already on site.

Seattle posted the steepest home price decline of any major U.S. metro in March at 2.5% year over year, displacing Denver as the nation's weakest housing market, according to the S&P Cotality Case-Shiller Index.

Most buyers don’t realize this, but there’s a good chance you’re being recorded during home showings.

With smart doorbells, exterior cameras, and security systems becoming standard in many homes, casual conversations during a showing may not be as private as you think.

That quick comment about price, the condition of the home, or negotiation strategy could easily be picked up on audio or video recording.

Simple rule: if you wouldn’t want it replayed later, save the conversation for outside the property.

I'm very much a history buff and I especially love biographies & documentaries. I'm currently reading "Theodore Rex", a biography on T. Roosevelt who was, in my opinion, the most interesting man to ever hold the presidency of the US. President Roosevelt is shown here, waving to spectators, as he travels through downtown Denver in May 1905.

Denver Broncos Hall of Famer Peyton Manning is part of a group that is proposing a mixed-use development that would include a 15,000 sf full-service restaurant & other amenities dubbed "1st Street Farms" near the intersection of S Santa Fe Dr & W Mineral Ave in Littleton.

In addition to the "southern cooking" restaurant, the complex would include a 13,000 sf bar, event space, a community park complete with a turf football field (naturally), and five acres of landscaped gardens and paths.

The Gastamo Group, best known for popular local restaurant concepts such as the original Park Burger and Homegrown Tap & Dough, is partnering with Manning on the project.
