Fort Collins is moving, but buyers are definitely making the market earn their attention!

August brought fewer active listings, shorter time on market, and a slight improvement in the close-to-list price ratio. With homes closing at an average of 99% of asking price, the message is clear: well-positioned homes are still finding buyers, but pricing and presentation matter.

For buyers, September may offer an opportunity to negotiate thoughtfully, especially on homes that have been sitting. For sellers, the goal is not simply to get listed. It is to give buyers a compelling reason to choose the home over the competition.

The market is not standing still. Neither should the strategy.

The numbers are in for the Colorado Springs market, and August made the shift pretty clear: inventory held essentially flat, but sales fell nearly 12% month over month and average market time climbed to 55 days. Detached home prices also softened 3.7%. Translation? The market is moving, but buyers are being choosier about what earns an offer.

For September buyers, this is opportunity territory. More time to compare, less pressure to overlook flaws, and potentially more room to negotiate on price, concessions or repairs. The best homes can still command attention, so leverage does not mean lowball everything. It means negotiate intelligently.

For September sellers, strategy matters more than optimism. Buyers have options, and they are using them. Pricing accurately from day one, presenting exceptionally well and giving buyers a compelling reason to choose one home over the competition will matter far more than simply putting a sign in the yard.

The takeaway: Colorado Springs hasn’t stopped moving. The advantage has simply shifted toward the side that reads the market best.

The Denver housing market isn’t stalled. Buyers have just raised the bar.

August gave us an interesting combination: active inventory fell 4.1%, while pending sales rose 2.7%. Buyers are still making moves, but they are taking longer to make them. Average days on market climbed 13.7%, and homes closed at an average of 95.7% of list price.

So what does that mean heading into September?

For buyers, patience is paying off. There is more breathing room to compare options, ask questions, negotiate thoughtfully and wait for the right fit instead of feeling pressured to simply win the house.

For sellers, buyers are absolutely still out there, but they are paying attention. Pricing aspirationally and hoping the market catches up is a tougher strategy right now. The homes that make sense on price, condition and presentation are giving buyers a reason to act.

This market isn’t dead, broken or impossible. It’s simply more discerning.

And for both buyers and sellers, good strategy matters again.

Every closing creates a ripple.

That belief sits at the heart of what we are building at Flourish: a real estate company where success is measured not only by the homes we help buy and sell, but by what that success allows us to do beyond the transaction. This month, the closings entrusted to our team helped fund community garden projects creating greater access to fresh produce for homeless shelters and low income households. They also helped support community build projects working to expand affordable housing inventory across the Denver metro area.

That means every client who chose Flourish this month became part of something bigger.

A home bought helped make another home possible. A home sold helped put fresh food within reach. Ordinary real estate transactions became resources that could be put back to work in the communities we share.

August was a reminder that a challenging market doesn’t mean people stop moving forward.

Buyers bought. Sellers sold. Plans became addresses and next chapters became real, even in a market where getting from “we want to” to “we did” is requiring more than it used to.

We’re incredibly grateful for every client who trusted us to be part of getting them across that finish line, and pretty damn proud to celebrate what they accomplished.
