This buyer of mine worked tirelessly to make his dream come true. I worked right along side him since the beginning of 2023 to get him pre approved and shopping for his dream of finding an income producing home. We got into escrow on one property in June that was so problematic we had to walk away.

Chico trusted me to get him into the right home for him and his kids. We shopped and looked at quite a few unique opportunities and then we found the one he wanted. Through November, December and beginning of January I worked hard to get him the keys and I can finally say congratulations to him and thank you for giving me the honor to work beside you and make this happen! There is no better feeling than key day!

It’s not all HGTV and rainbows when it comes to fixer-uppers.

Fixer-uppers aren’t for everyone, and they can be a tall order for a first-time homebuyer because they do come with some challenges.

While a home needing a little TLC can come with a lower purchase price and the ability to make your mark on the property, it can quickly turn into an expensive project that requires a lot of time and effort.

If you’re a first-time homebuyer and you’re considering a fixer-upper, you need to make an informed decision before diving in. Make sure you understand the pros and cons of each property you consider and always, always get an inspection!

Fun fact: those pre-foreclosures you see on Zillow aren’t actually for sale.

In fact, those properties might not ever go into foreclosure. A pre-foreclosure just means that the homeowner’s lender has initiated the foreclosure process because the owner is behind on their mortgage. It’s pretty common for the homeowner to catch back up on payments and get the property out of pre-foreclosure.

The foreclosure process can take a long time to go from pre-foreclosure to foreclosure (where you can purchase the house). It can take over a year in some areas.

So if you want to see a pre-foreclosure property, think again. They’re not available for showings because they’re not on the market.

I have to be honest with you: becoming a homeowner is not easy. It’s not something that you can just stumble into and suddenly own a home.

No, becoming a homeowner means that you have to put in the work. It’s not always easy, but it is 100% worth it.

That’s why it’s important to remind yourself of your goal as you go through the different stages of the homebuying process.

When you’re building your down payment and getting your credit score into shape, remind yourself of your end goal.

When you have to make hard decisions on what you really want in a home, remember that you will become a homeowner.

Finally, when you’re to the final stretch and are getting ready to sign those closing papers, push through and become a homeowner.
