Selling Your Home Should Be Easy!
Step 1 Education My goal is to make the sale of your home as easy and painless as possible. I promise to explain the home sale process, and address concerns you might have with your sale and move. Many homeowners have questions about what needs to be done to prepare for sale and the value of their home.

Step 2 Title Review I will instruct a title company to review the chain of title to your home. This preliminary research helps avoid title issues during the escrow process.

Step 3 Planning I can arrange an appointment with my home staging professional and contractors if you would like to make improvements to better showcase your home.

Step 4 Implementation After your approval of the staging proposal and property improvement (Seller's Choice), I set my team into action to enhance your homes' best qualities.

Step 5 Inspections and disclosures Generally 3 inspections should be performed. They include a wood destroying structural pest inspection, roof inspection, and finally a general property inspection. The purpose of these inspections is to help us understand the condition of your home, make minor repairs if necessary (Seller Choice), and provide reports to interested buyers. The reports help reduce the chance of your home falling out of escrow due to unexpected surprises. Certain statutory disclosures are required upon transfer of a home in California. I make these requirements simple and easy for my clients to comply with. On average, all the requirements are fulfilled within a few short hours.

Step 6 Presentation After your home has been prepared for sale, I schedule a professional photographer to take several High Dynamic Resolution photos of your home. The HDR photography reduces shadows, eliminates white glare through windows, and enhances the details of your home.

Step 7 Ex*****on Countless hours will be spent to create enormous interest in your home, even before it hits the market.

Step 8 Negotiation Once offers are received, I will use my years of experience to qualify the offers, confirm buyer assets, talk with lenders, summarize offers, determine buyer motivations, and present all offers for your review. I explain each offer in detail and discuss the different counter offer strategies, or merits of accepting an offer as written. The homeowner makes the final decision on how to proceed. It's my job to inform my clients as to the benefits and negatives of each.

Step 9 Escrow My consistent communication through emails of daily completed tasks, guarantees you will be informed and up to date about your escrow. I tend to call my clients a few times per week from pre-sale preparation through closing, and my clients are always welcome to contact me for any reason.

Step 10 Successful Closing Clients for life. Most agents complete a sale and move on to the next buyer or seller. I enjoy staying in contact with my past clients. It's not just about the sale now. I endeavor to be the agent your friends and family members can trust and rely on.

Why should you loose money? During the escrow process, the lender will request an appraisal of your home. If the appraiser is not familiar with your neighborhood or uses the wrong comparable properties, the appraised value of your home might end up below your buyer's offering price. If this happens, your buyer is left with 3 choices.

The buyer could have to make up the difference in cash if willing and able.
The buyer could request the seller to lower their purchase price (You are not obligated).
The buyer could back out all together.

I meet with appraisers to minimize the chance of a bad appraisal. I will provide the appraiser of your home recent and relevant sales, market information, and point out features and benefits of your home the appraiser might not recognize. Don’t let your buyer be left with one of the 3 choices above. Do not compromise the sales price of your home. I am familiar with Fremont and the East Bay, and I am prepared to work diligently on your behalf.
