What an incredible day we had! Our Team spent the morning/afternoon volunteering at one of our favorite places - Clear Path for Veterans! Today, we had the honor of serving lunch during their weekly canteen. Our hearts (and bellies) are so full! 🍽

As always, we are so thankful for our friends at Clear Path, both for their hospitality and the many ways they serve our community. We love you all - and yes, we WILL be back soon! 💙

🏡The inspector will then write up a report. The buyers will go through it with their agent & make an inspection response. They can either accept the home “as is” (another term comin soon😉) or ask for the seller to fix certain items.

🏡The seller will either accept the terms on the things the buyer wants fixed, deny them, or negotiate them.

🏡If neither parties can agree, the buyer & seller can mutually agree to release each other from the contract & the sale of the home.

Happy Term Tuesday Y’all! 🫶🏼

One question we get a lot from buyers is,
"How much should we save for our closing costs"?

💵Best plan is to save smart & prepare for closing costs to make the home-buying process seamless & stress-free!

💵Save at least 2-5% of the purchase price for closing costs.
For example, if you're buying a $200,000 home, you should save $4,000-$10,000 for closing costs.

💵Note that closing costs are separate from your down payment. Your down payment is part of the home's purchase price that you must pay upfront with the remainder usually being paid via a mortgage loan.

💵Lender fees will usually be around .5-1% of the loan & inspections can be anywhere from $300-500.

💵Buyers & Sellers each have their own closing costs in a home sale.
