If you installed solar, a heat pump, or new windows in 2025, your tax return this year is the last one where you can claim the 30% federal credit. It is gone after this — no phase down, no extension.

A $30,000 solar install means $9,000 straight off your tax bill. Heat pump or water heater, up to $2,000. Windows, doors, or insulation, up to $1,200.

Two things to know: claim it on Form 5695, and the install must be placed in service by December 31st, 2025. Signed in November but installed in January? You get nothing.

Do not leave this money on the table!

Three questions Central New York buyers have asked me this week — and the answer to number one is costing people $25,000.

Waiting for rates to drop means competing with everyone else who was also waiting. You save $200 a month but pay $25,000 more because now you are in a bidding war. Rates are refinanceable. Your purchase price is not.

Sellers are negotiating right now, just on credits, not price. I got a buyer $12,000 toward closing costs last week on a house that had been sitting for 18 days.

The buyers winning in this market are not the ones with the most money. They are the ones asking the better questions.

Negotiating the price down on a house is actually the worst move you can make. A $20,000 price drop only saves you $133 a month — and most homeowners sell or refinance before they ever break even. Ask for a closing cost credit instead. Same money, in your pocket on day one. Wealthy buyers negotiate the terms, not the price.

If you're thinking about getting into real estate, here's the most important piece of advice I can give you: talk to someone who has been in the business for at least 10 years. A newer agent with only a couple of years of experience has only seen one type of market. Someone with 10 or more years has lived through the highs and the lows, and that perspective is invaluable.

Buying a house with a friend or partner sounds smart… until one of you wants out. This is where most people get burned. You can remove someone from the title in a day… But the mortgage? That’s a completely different story.

If you can’t refinance on your own, you’re both stuck on that loan for decades.
Your credit, their credit, tied together the entire time. And almost nobody talks about this before closing. If you’re co-buying, you need two things locked in upfront: Clear ownership structure and a written exit plan. Skip that, and it can get messy fast.
