What is an EMD, and why does it matter? 🤔🏠

When you make an offer on a home, you don’t just say you’re serious—you prove it with an Earnest Money Deposit (EMD).
Think of it as your "good faith" deposit. It is a sum of money you put down to show the seller you mean business so they can confidently take the home off the market for you.

Here’s the golden rule:
If the deal closes: This money goes straight toward your down payment or closing costs. 🎉
If you walk away without a legal reason:

You risk losing that money to the seller.
