šØ HOUSTON JUST BROKE A REAL ESTATE RECORD!!
Houston now has 40,750 single-family homes for sale ā the highest number ever recorded by HAR.
Yes. EVER!!
š 40,750 active listings
š 5.5 months of inventory
ā³ Homes are taking longer to sell
š° Median price: $340,000 ā up just 0.6%
š„ Meanwhile, $1M+ sales actually jumped 9.4%
So is the Houston housing market crashing?
No. But the sellerās market we got used to is gone.
Buyers have choices again. They can negotiate. They can ask for concessions. And if they donāt like your house or your price? Theyāll go buy the one down the street.
The craziest part? People are still buying. Houstonās trailing 12-month sales have essentially returned to 2019 pre-pandemic levels.
The problem isnāt that nobody is buying.
Itās that sellers have WAY more competition.
Buyers: you may have more leverage right now than youāve had in years.
Sellers: price it wrong or be unwilling to negotiate and this market will humble you quickly.
Welcome to the 2026 Houston housing market and likely to stay for several years to comeā¦. š
