She wasn’t planning to move so soon, but when she found this townhouse, she knew it was something special – and she decided to go for it.

There were definitely more than a few hurdles along the way, but she stayed determined and never lost sight of what she wanted. I’m so happy to see her reach this day and begin a new chapter in a home she truly loves.

Every month tells a slightly different story, and July is no exception.

Here’s the July snapshot for the Essex County single-family market, and it’s a great reminder that one number never tells the whole story.

While the median sold price adjusted from June’s unusually strong month, the market remains competitive, with homes selling in just 15 median days and sellers continuing to receive over 112% of their list price. At the same time, inventory continues to grow, giving buyers a few more choices than we’ve seen earlier this year.

For buyers, a little more inventory can mean more opportunities. For sellers, well-prepared, well-priced homes continue to stand out in a competitive market.

As I always mention, this is county-wide data, and every town–sometimes even every neighborhood–can tell a very different story.
