We do know when rates drop, more buyers enter the market = increased competition putting upwards pressure on prices โฌ†. While waiting may help your rate, it could change what you are competing against.

Instead of trying to time the market perfectly, DATE THE RATE, marry the home ๐Ÿ’!! You can refinance. Look at your goals, your finances and whether the payment is comfortable (or a bit of a stretch until that next raise).

The 'right' time โฐ is more about YOU and YOUR FINANCES than headlines.

You decide what offer you write, not your agent. I will guide you, offer ideas on making it more appealing, but in the end, YOU decide what to offer.

I've heard of other agents suggesting they will 'call the listing agent to see if your offer will fly or not'. Why? It's not in writing, possibly never presented to the seller. In MI agents have a responsibility to present offers that are in writing to their sellers.

There is a bigger point ๐Ÿ‘‡

Buyers are trying to predict how a seller will react. And you canโ€™t.
Iโ€™ve seen sellers:
โœ”๏ธ Take way less than expected
โœ”๏ธ Counter offers no one thought they would
โœ”๏ธ Change their mind overnight

In any situation there are only 3 outcomes:
๐Ÿก Sellers accept
๐Ÿ“‰ Sellers reject
๐Ÿ‘‰ Sellers counter it

Buyers: No, I'm not fear-loss'ing you when I share that there are multiple offers on a home. You don't have to compete on any home, no one is forcing you to stretch your budget, waive protections or make an offer that makes you uncomfortable.

If the terms don't fit for you, don't make the offer. It's that simple.

But think about this...if the homes you want are consistently getting multiple offers, that is the market you are searching in, you will need to adjust your strategy. Maybe now isn't the right time for you to buy, maybe that specific area isn't the right spot for you, maybe expand your criteria to see what else is on the market.

Are you thinking of going a little higher on the list price of your home to protect your ability to negotiate? Sure it feels safer, you think you're leaving room to negotiate. ๐Ÿ“

Here is what can happen: Buyers have data too, they compare everything! They are not just looking at your house, they are looking at your competition nearby too. They are comparing price per square foot, photos, updates, etc.

And if your home is priced higher, they could skip it. No showings? Not in competition with nearby homes. No competition = lower offers, possibly reducing price after you've missing that sweet first two weeks on the market.

As a seller, when you drop the price, the excitement in the first two weeks is gone. ๐Ÿ’ธ Buyers start to wonder what's wrong with your home. Sitting longer? Buyers may offer less and with less offers, you'll be more willing to accept whatever you get.

Goal: price it right and create demand on day one! That's how you win!! ๐Ÿฅ‡
