π‘ Same home price. Same loan. VERY different monthly payment depending on where you buy.
We put together this quick Monthly Mortgage Approximator to show an apples-to-apples comparison across several Metro Detroit communities.
For this example, we're buying a $300,000 home, financing 100% of the purchase price at 6.5% for 30 years. And for purposes of this scenario β congratulations! π β we're assuming NO PMI, even with 100% financing.
Everything else stays essentially the same. What changes? Property taxes.
And as you can see, that alone can make a pretty significant difference in the estimated monthly payment from one community to another.
β οΈ Important: These are approximate planning numbers, not loan quotes or guaranteed tax bills. Actual property taxes depend on the property's taxable value, school district, exemptions and other factors. Insurance, interest rates, HOA fees and lender requirements will also vary.
The point isn't that one city is βbetterβ than another. It's that when you're shopping for a home, purchase price is only one piece of the monthly-payment puzzle.
That $300,000 house in one community may fit your budget very differently than a $300,000 house a few miles away.
