Bad mood part II let’s just get at it right away today shall we? Attracting A+ tenants for an anchor building in a developing area takes finesse. Find the sweet spots, what are people willing to trade off to wait out the area- space, character, a unique way of life with like minded neighbors on a city rooftop garden? That’s been proven. So why do you think that cheap white box apartments and isolating tenants from each other who are flocking to a more traditional communal lifestyle will get you top dollar? It won’t. But hey when it’s in the tax auction in two years I can say I told you so. It’s not Rocket Surgery or Brain Science. Follow the artists and young upstart taste makers and trend setters. Mr. Developer- YOU are not your target audience. Not everyone wants a McMansion with grey vinyl plank rooms, no place to walk after dinner without getting hit and zero life on a patch of artificial turf in the middle of a field behind a strip mall and quick oil change. Build out for your demographic not yourself.
