Iron ring on the Norton Building in Lockport. The canal water used to come right up to the wall, the ring was used to tie up boats for loading/unloading grain. Though not built like your typical grain elevator, grain was stored in the building making this the oldest surviving elevator along the canal, pre-dating the Hogan elevator at Seneca by several years.

πŸ‡ΊπŸ‡Έ U.S. State Income Tax (2026)
1) States with NO state income tax (0%)
These are the most important:
Alaska
Florida
Nevada
New Hampshire (fully eliminated by 2025)
South Dakota
Tennessee
Texas
Washington (no wage tax, but taxes some capital gains)
Wyoming
πŸ‘‰ Total: 9 states

⚠️ Reality check:
They often make up revenue with higher sales tax, property tax, or business taxes.

2) States with a FLAT income tax (same rate for everyone)
Simple but not always cheap:
Examples:
Colorado (~4.4%)
Illinois (4.95%)
Michigan (~4.25%)
North Carolina (~3.99% in 2026)
Pennsylvania (~3.07%)
πŸ‘‰ Flat tax = same % whether you earn $30k or $1M

3) States with PROGRESSIVE tax (like federal system)
Most states fall here:
Examples:
California β†’ up to ~13.3% (highest in U.S.)
New York β†’ up to ~10.9%
New Jersey β†’ up to ~10.75%
Oregon β†’ up to ~9.9%
Hawaii β†’ up to ~11%
πŸ‘‰ Higher income = higher tax rate

4) Key 2026 changes (important trends)
Many states are cutting taxes to attract residents
Examples:
North Carolina ↓ to ~3.99%
Kentucky ↓ to ~3.5%
Mississippi ↓ toward eventual 0%
Nebraska gradually reducing rates

πŸ‘‰ Big shift:
Low-tax states are getting more competitive, while high-tax states stay high.

5) What actually matters (most people miss this)
Don’t just look at income tax:
Texas / Florida β†’ 0% income tax but higher property taxes
Tennessee β†’ no income tax but very high sales tax
California β†’ high income tax but strong public services

πŸ‘‰ Your total tax burden matters more than just income tax.
⚑ Quick Summary
9 states = 0% income tax
~41 states = some income tax
Paycor
Systems:
Flat β†’ simple
Progressive β†’ can get very expensive
Trend β†’ tax cuts in many states (2026 onward)

Rate shifts heading into peak season can change the math.
The key is understanding how payment, competition, and timing interact.

2019: "I'm waiting for the market to crash."
2020: "Pandemic! See? I was right!"
2021: "Prices are insane. I'll wait."
2022: "Rates are too high. I'll wait."
2023: "Still too expensive."
2024: "New administration..."
2025: Still renting. Still waiting. Still wrong.

Meanwhile, the "panic buyers" of 2019?
They own homes worth $95k more.
They've built six years of equity.
They're not paying rent.

The crash you're waiting for?
Even if prices drop 15%, that's $417k β†’ $354k.
Still $32k more than 2019.
You're still behind.

And when prices DO drop?
Every "patient" buyer floods the market.
That $354k house gets 15 offers.
Bidding war pushes it to $375k.
You waited six years to overpay anyway.

One of you is winning. Hint: Not you.

Every year you wait costs:

Appreciation you'll never recover
Equity you'll never build
Rent you'll never get back

I deeply enjoyed working with Ashley and Tyler. It was such fun exploring my own town with them. I can’t wait for them to be able to walk in the warm weather to parks and friends and family!

"KEVIN!" 😱🏠

I am actually in shock looking at this before-and-after of the Home Alone house in Winnetka, Illinois.

The top photo is the childhood Christmas memory we all share: the warm red carpet runner, the floral wallpaper, and that cozy 90s vibe where Kevin set up his battle plan.

The bottom photo is what the house looks like today after a massive renovation.

While the modern look is sleek, it feels like the magic has been painted over! Can you imagine Kevin trying to sled down those stairs now? He’d slide right into a monochromatic wall.

Here is a fun fact: While the filmmakers built a replica of the house inside a high school gym for many of the interior scenes (because the equipment wouldn't fit in the real rooms), this main foyer and staircase were the real deal at 671 Lincoln Avenue.

Which do you prefer: The cozy 1990 classic or the 2024 modern makeover? I think I miss the wallpaper!
