Mortgage Rates Moving Down
How to Leverage a Market Shift

Recent data from the Mortgage Bankers Association (MBA) shows a significant drop in mortgage rates, leading to increased activity in home purchases and refinancing. The 30-year fixed mortgage rate fell to 6.73%, its lowest since December 2024, while FHA loan rates dropped to 6.42%.

This decline has resulted in a 20.4% increase in mortgage applications in just one week, with refinancing seeing the most significant jump—up 37% compared to the previous week and 83% higher than last year. Purchase applications also saw a 9% increase week-over-week.2

Understanding the Market Shifts

Lower Rates Increase Affordability
When mortgage rates decline, monthly payments decrease, allowing buyers to afford more homes for the same budget. For clients who were hesitant due to affordability concerns, this could be an opportunity to re-evaluate their options.

Refinancing Becomes More Attractive
Homeowners who bought at higher rates may now have a chance to reduce their payments through refinancing. While not every homeowner will benefit, those with FHA, VA, or adjustable-rate mortgages may find new opportunities.
