August brought some very noticeable changes — and if you’re thinking about buying or selling, they’re worth paying attention to.

📊 August Orange County MLS numbers:

✅ 253 homes actively on the market
✅ 78 days on market for active homes
✅ 67 homes under contract
✅ 58 days to get under contract
✅ 50 homes sold in August
✅ 60 days on market for homes that sold

One trend really stands out: nearly 2 out of every 3 homes sold in August offered some form of closing-cost assistance to the buyer That number has been steadily increasing throughout 2026.

The Orange County market isn’t frozen — **it’s changing.** And the strategy that worked a year ago may not be the best strategy today.
