So many missed opportunities because they’re worried what the other guy is making on the deal.

What the last person paid for a property should not keep you from buying an investment or making a deal.

I would’ve left hundreds of thousands on the table if I was caught up on what the last guy paid for a property.

Know your numbers before even considering a negotiation or offer. Emotions on the sideline, strictly business.

Don’t wait much longer….

If trends continue your grandchildren will not own a home, unless it’s inherited.

As many as 40% of single family homes will be owned by institutional investors by 2030.

This is something we’ve not seen and will certainly impact how we view the American dream.

Just last week at a meeting the buyer owned over 6k units. Get your hands on more property before it becomes unobtainable.

When I walk properties like these I always start running numbers in my head, trying to justify another purchase.

Builders, developers, and investors are continuing to get out of cash and into assets. This -coupled with current interest rates- puts the retail buyer in a more competitive and costly buying market.

If the current trajectory of local real estate continues, I wouldn’t mind owning 24630 Turner road in about ten years 🤓
