Mortgage rates are lower than they’ve been in years and are expected to stay in the low 6% range throughout 2026. That’s a meaningful shift compared with last year and improves affordability for buyers.

At the same time:
👉 Home prices are rising slowly, not spiking, which can help buyers avoid bidding wars.
👉 More inventory and less competition in some areas is giving buyers negotiating power.
👉 But this doesn’t mean rates will suddenly plunge into the 5% range or return to the ultra low pandemic era.

So is it a good time to buy? YES ... if you’re financially prepared.

Lower rates and a calmer market create opportunity, but only if your budget, credit, and timeline are clear.

Rates and timing matter… but your personal readiness matters more.
