What EXACTLY are buyers looking for in a home?? 

If you're planning to sell your home or curious about what buyers are seeking, you're in the right place.

In the process of buying a home or looking to purchase in the near future?

A Wants vs. Needs List can help! (Message me and I can send you a Wants vs. Needs Worksheet)

It will help you prioritize your must-haves and make a list. This way, you can focus on what's important and avoid getting sidetracked by non-essentials.

Must-haves might include things like: 

A sufficient number of bedrooms and bathrooms
Adequate square footage
Safe neighborhood
Good school district
Reasonable commute to work or school
Access to public transportation
Outdoor space, such as a yard or balcony
Parking availability
Move-in ready condition

Wants are features like:

Updated kitchen and bathrooms
Open floor plan
Additional living spaces, such as a den or bonus room
Walk-in closets
Energy-efficient appliances or features
Smart home technology
Pool or other recreational amenities
Home office space
Architectural features, such as vaulted ceilings or bay windows

But the BIGGEST thing I want you to take away is this: don't be afraid to think outside the box. 

Remember, it's okay to look at homes that might need some work to hit your list of must-haves. But with a little creativity, you may just be able to transform it into your dream home over time.

- Come up with your non-negotiables list: 5 minutes to 3-5 days
- Tour homes: 1 week - 4 months
- Make an offer and negotiate the deal: 3-5 days
- Get your loan approved and have an appraisal and inspection: 1-2 months

When buying a home, there are things you need to pay attention to and things you need to ignore. When you know which is which, you’ll end up with a home you love and no regrets or surprises.
Today, I’m going to break it down for you. And don’t worry—if we work together (and I hope we do!), I’ll be there to remind you every step of the way. 

Pay attention to:

- Location, neighborhood, and distance from your work, schools, etc.
- Your budget + cost of improvements
- Your non-negotiables list
- Condition of major systems like HVAC and roof (Average roof replacement cost for a 2,000 sq. ft. home is $7,211 in 2022)

Ignore things like:

- Seller’s style and decor
- Clutter and disorganization
- Poor landscaping or j***y yard
- Rooms used for odd purposes

So..this is your friendly reminder that staging doesn’t have to break the bank. 

6 tips for a DIY stage that will have buyers falling in love with your home:

1. Get rid of furniture, accessories, and knick-knacks that crowd floors and tabletops. Go for the vacation rental feel. Enough, but not too much. 
2. Clean, clean, clean. While not staging per se, you can’t get away from how critical cleaning is.
3. Replace family photos with neutral artwork to help buyers picture themselves in your home.
4. Swap everyday bath towels with crisp white ones to make your bathrooms brighter, cleaner, and spa-like. 
5. Organize closets. Sellers always open closets. Surprise them with neatly arranged storage that says, “there’s space for everything!”
6. Don’t overlook curb appeal. Spruce up the front door with a season wreath, lay fresh mulch, and add planters with potted seasonal flowers to the front step.
