Greetings! Spring is sticking it's nose out from under the blanket of snow. We should see some miraculous greening action here in the next couple of weeks with some warmer temps. Greetings fellow frozen humans! Spring should be especially delightful this year... green and glorious after this plentiful moisture and hopefully warm (that's one of my happy thoughts this week). Some of the local real estate numbers for January were unexpected, so I thought I'd share. First the unsurprising: January sales were very low - only 52 residential sales, and while January is always the slowest sales month; these numbers were 58% lower than last year and about 32% lower than a typical January....

Greetings and Happy Summer! Second quarter statistics show a healthy "leveling" of our local real estate market. The very tight housing inventory that has prevailed the past 2 + years (skyrocketing values) is loosening. We currently have 290 residential homes on the market - that's 326% more than the 68 homes available a year ago, but still fewer than a "normal" summer market....

The local Cache Valley Real Estate market continues to flourish, with prices increasing over 30% since last year, but there are some signs of moderating.... First the numbers: In September 2021 the average price per foot for homes sold was $189.52. That is a 33% increase over the average price per foot of $142 a year ago. The average home sale price 3rd quarter 2021 was $411,000 - a 29% increase over last year's third quarter average of $318,000....

Local second quarter statistics show an astounding 30% increase in the AVERAGE $ per foot of homes sold, with homes selling for $175 per foot as compared to $134 per foot a year ago.
