📊 Cache Valley Real Estate Market Update – May 2026 🏡

Here’s a quick snapshot of what we saw in the Cache Valley market during May:

✅ Sold listings increased from 119 last year to 125 this year
✅ Average sales price jumped to over $509,000
✅ Homes are selling faster with average days on market dropping to 56 days
✅ Inventory is still higher than it was a couple years ago, giving buyers a few more options

What does this mean?

The market is still moving! Well-priced homes in desirable areas are continuing to attract attention, while buyers are benefiting from a little more breathing room and inventory than we saw during the peak frenzy years.

A lot of people see the monthly HOA fee and immediately think “ugh”… but in many multifamily communities, that fee is covering things like:

✔ Exterior maintenance
✔ Roofs & siding
✔ Landscaping & snow removal

✔ Common areas & amenities
✔ Sometimes even water, sewer, or trash

One year ago I walked into CrossFit Antietam not knowing exactly what to expect… and now I honestly can’t imagine my life without it 💪
