A few honest reasons early fall is worth a look if you've been waiting:

🏡 Less competition. Fall is typically slower than peak spring and summer buying season, which means less pressure to rush a decision.

🏡 Inventory has grown over the past year, giving buyers more choices than in recent years.

🏡 Rates have room to move. Mortgage rates have come down from their 2023 highs and are hovering in the low-to-mid 6% range, and many builders, including us, offer incentives that existing homes typically don't.

🏡 You can refinance later, not adjust the price. If rates drop further down the road, you can refinance. If home prices keep climbing, you can't renegotiate the purchase price after the fact.

None of this means timing the market perfectly — nobody can. But if you're financially ready, fall gives you more room to make a confident decision than most of the year does.
