When you have a tenant on your property, there are some additional expenses that you need to take into account like repairs, maintenance, & utility bills.

In most cases, the tenant will be responsible for paying their own utilities, but in others, you can have it included with the rent.
You should also put together a lease agreement that outlines who is responsible for what expenses. (This will help to avoid any confusion or disagreements later on.)

When you are prepared and know what to expect, it makes everything so much easier. This may seem overwhelming at first, especially if this is your first time having a tenant, but the feeling will subside with time! There are so many benefits to having a tenant, and if you are prepared ahead of time your investment will pay off. Handling everything that comes your way will be a piece of cake!

What could be better than a summer night on the back deck?

Picture it: a crisp glass of white one or cold lemonade, good friends, great conversation, and maybe a fire pit perfect for roasting marshmallows for smores.

But before you do all that, here are five steps to prep your patio for summer entertaining:

1) Have comfy seating for sitting and lounging
