Outfit 2: Blazer + jeans
— Okay cool, now I look like I sell almost luxury homes

Outfit 3: Polo
— Giving strong “I’ll measure your windows for blinds” energy

Outfit 4: Button-up, sleeves rolled
— Ah yes… the classic “I negotiate hard but also grill on weekends” look

Outfit 5: Nice tee + jacket
— One wrong move and I’m pitching crypto instead of real estate

Meanwhile I’m pacing like:
“Is this outfit saying I can get you top dollar… or that I just discovered Zillow yesterday?”

And don’t even get me started on shoes:
Dress shoes = professional
Sneakers = modern
Boots = I might sell your house OR fix your fence

End result:

✨ Appraisal — When the house gets judged harder than a drag runway
✨ Closing costs — The jump scare at the end of the movie

They don’t teach you this in High School and they 100% should. Getting into your first home is HARD 👏 AS 👏 FUDGE 👏 but here’s 10 basic things you can start to work on today that will get you in come 2027…

1. Know Your Credit Score (and Improve It)

Pull your credit and actually study it.
• Aim for 620 minimum (FHA), but 700+ is ideal for better rates
• Pay down credit cards to under 30% utilization (under 10% is even better)



2. Stop Missing Payments—Ever

Payment history is the biggest factor in your score.
Even one late payment can set you back months.



3. Reduce Your Debt-to-Income Ratio (DTI)

Lenders want your total monthly debt (including future mortgage) under ~43%.
Start knocking out:
• Credit cards
• Car loans
• Personal loans



4. Build a Down Payment Fund

Even if you go low-down:
• FHA: ~3.5%
• Conventional: 3–20%

Set up an automatic transfer every paycheck. Treat it like rent you pay yourself.



5. Create a “Mortgage Payment Buffer”

Don’t just save the down payment—save 3–6 months of expenses.
This shows lenders you won’t panic if life happens.



6. Avoid Big Purchases (Seriously)

That new truck or financed furniture?
It can kill your approval amount.
If it adds monthly debt = it hurts your buying power.
