Not all home loans are the same! Here’s a simple breakdown of some of the most common options:

Conventional Loan: A traditional mortgage that isn’t insured by a government agency. Requirements vary, and several down-payment options may be available.

FHA Loan: Insured by the Federal Housing Administration. It may offer more flexible credit requirements and a down payment as low as 3.5% for qualifying buyers.

USDA Loan: Designed for qualifying buyers purchasing in eligible rural areas. Some borrowers may qualify with no down payment, making this an important option here in Kentucky.

VA Loan: Available to eligible veterans, active-duty service members and certain surviving spouses. The VA does not require a down payment or private mortgage insurance, although lender requirements still apply.

You may also hear the terms fixed-rate and adjustable-rate. A fixed-rate mortgage keeps the same interest rate for the life of the loan, while an adjustable-rate mortgage can change after an initial period.

As the weather begins to change, it’s a good time to take care of a few home-maintenance tasks that are easy to overlook!

Here are a few that many homeowners don’t think about:
• Reverse your ceiling fans so they turn clockwise and push warm air back down into the room.
• Disconnect outdoor hoses before freezing temperatures arrive.
• Clean the dryer vent—not just the lint trap—to help prevent fires and improve efficiency.
• Check the caulking around windows and doors for small gaps that could let cold air or moisture inside.
• Test your sump pump before the wetter months begin.
• Replace your furnace filter and have your heating system checked before you really need it.
• Test smoke and carbon-monoxide detectors and replace old batteries.
