True or False: Online home value estimates (like Zestimates) are just as accurate as a REALTOR®’s market analysis.

The answer is False. ❌

Online algorithms are great for a "ballpark" figure, but they can’t see inside your home. They don’t know about that brand-new kitchen, the custom deck, or the fact that the house down the street was a "fixer-upper" that sold for way under market value.

A REALTOR® looks at the nuances: the condition, the specific neighborhood trends, and the current buyer demand: to give you a price that actually reflects reality.

Spring market + a competitive price point + FHA financing + inspections… and we still got it done under asking.

This Manchester single-family home was a great reminder that the details matter. In a market where buyers often feel pressured to waive protections or stretch beyond their comfort zone, my clients were able to stay true to what mattered most to them and still come out on top.

We secured this home with inspections, FHA financing, and terms that made sense for my buyers during one of the busiest times of the year. That doesn’t happen by accident. It takes strategy, preparation, responsiveness, and knowing how to position an offer the right way.

True or False: You need a 20% down payment to buy a home in today’s market.

The answer is False. ❌

One of the biggest hurdles I hear from people is that they’re waiting until they hit that 20% mark. While 20% is great for avoiding mortgage insurance, it’s definitely not a requirement. Between FHA loans at 3.5% down, VA loans for veterans at 0% down, and various down payment assistance programs, the door to homeownership is often much wider than you think.

Buying a home is about the long-term strategy, not just the upfront cash.

Sometimes the biggest wins in real estate happen behind the scenes.

This Londonderry condex hit the market and quickly gained strong attention, going over asking in just 4 days. While the speed of the sale was exciting, the real work came during the inspection and repair negotiations. Deals can easily go sideways during that stage, but staying responsive, solution focused, and guiding everyone in the right direction keeps things moving forward smoothly.

What made this one especially meaningful was helping my sellers move quickly and efficiently into their next chapter. Building trust throughout the process and knowing they felt supported every step of the way is always the goal.

This sale is also a reminder that well prepared homes are still performing incredibly well in today’s market. Serious buyers are out there, and strong strategy matters.

A lot of buyers still think going directly to the listing agent gives them an advantage in a competitive market.

This Milford, NH Cape was a great reminder of why the right buyer representation matters, especially during the spring market when inventory is tight and multiple offers are everywhere.

When I first connected with this buyer through a referral, he had already bought and sold several homes over the years but still didn’t fully understand how buyer agency worked or how strong representation could actually help him compete. Once we sat down and talked through the process, strategy, and what sellers and listing agents are really looking for, everything started moving much faster.

In a multiple offer situation, relationships and reputation matter. Having an established working relationship with the listing agent and a track record of handling deals professionally helped give my client confidence and credibility in a crowded field of buyers.

What I’m most proud of is not just getting him under agreement quickly, but hearing him say I was the best agent he’s worked with after 5 or 6 previous transactions. To me, that comes down to communication, education, and making sure clients truly understand the process every step of the way.

This market is busy, competitive, and constantly moving, but informed buyers who have a strategy are still winning.
