🎉🥳 HUGE congratulations to more very special clients on purchasing their VERY FIRST home! 🏡 I've known this guy since he was in the first grade and watching him go from growing up to finding his person to unlocking the door to his first home is the best! I'm so grateful to have been part of their journey.❤️

When we began, absolute magic happened right out of the gate: it was literally the first house they looked at, and their offer was accepted on their first try! 🎯📝

DOUBLE CLOSING DAY! 🎉 Being one-armed due to shoulder surgery isn't about to slow me down!💪

Huge congratulations to both my flexible Buyer and incredible Seller for officially crossing the finish line! 🔑🏠

Every real estate transaction is a unique puzzle, and today’s closings were a great reminder that no two loan products are created equal:

🏡 Navigating Niche Loans: Conventional lenders backed by Fannie Mae or Freddie Mac often have strict, standard guidelines that don't fit every property type—especially manufactured homes. Specialty manufactured home lenders operate under different rules, which can throw some unexpected quirks into the process that you just have to roll with! My Buyer client did a great job, especially since this was a very long closing and a few popped up at the finish line.

📋 Understanding FHA Requirements: On the flip side, FHA loans are fantastic options for buyers, but sellers need to be prepared for the specific appraisal guidelines. Even if a home is in pristine, overall great condition, an FHA appraisal might flag minor safety items—like a spot of peeling paint or a missing stair handrail—that standard conventional appraisals usually overlook. And those kinds of items DO need to be addressed prior to closing.

🧩Navigating loan nuances, tight timelines, and unexpected curveballs is all part of what I do, and having adaptable clients makes all the difference.

RECORD BREAKING VOLUME AND PRICES🏠🤯

June was a record-setting month for NH residential real estate at over $1.01 billion – the first $1 billion month in the state’s history and a 17% increase from June 2025.📈

NH's housing market reached another milestone in July, as the median sales price for single-family homes climbed to an all-time record of $580,000 – a 5.5 percent increase over July 2025.💲

The number of homes available for sale in July reached the highest level since the COVID-19 pandemic and 16% higher than July 2025. While the increase in inventory is encouraging and provides buyers with more choices than they have had in several years, it remains well below what is needed to meet demand across the state.😭

Despite record prices and mortgage rates remaining elevated, the housing market continues to demonstrate strength. Driven by persistent buyer demand, the market is seeing a surge in closed sales, record-breaking volume, and its highest pending sales in 5 years. So, although recent increases in housing inventory are a positive sign, the continued shortage of available homes, especially starter homes, continues to place upward pressure on prices.⬆️🆙

Huge apologies to my Seller clients, I'm waaaaay behind on my social media posts, this property has been under contract for over a week!😳

However, I cannot miss out on the opportunity to Congratulate them on getting an over-asking offer before we even hit the market!🥰 But no surprise really - an impeccably maintained home with spacious rooms and a gorgeous yard in the very best neighborhood in Londonderry (yes I'm totally biased)- it was bound to happen.

Having had a delay in posting does allow me to explain that when I use an expression like "impeccably maintained" when describing properties, I know what I'm talking about since we are already past the home inspection. This home inspection, thanks to a very...well, let's call him "enthusiastic"...Dad,🫢 was the longest and most detailed I have ever attended for a home of this size. Yet you could count the number of deficiencies found on the fingers of less than one hand. INCREDIBLE!🤯 What a testament to the love for and pride the Sellers took in their home, and how fortunate for the lucky Buyers.🤩

This past weekend was absolutely gorgeous☀️—the kind of perfect, sun-drenched days that make you fall in love with a house and a neighborhood. And the buyers came out for this one!

But what happened next is why I love my clients so much.🥰

As buyers walked through the rooms, I kept hearing the same sigh of relief over and over again. They looked around and said, "Wow. This is so much nicer than anything else we've seen."😍 In a market where house hunting can feel exhausting and discouraging, this home was a breath of fresh air.

And that didn’t happen by accident. Behind this adorable home is a seller who cared about it, and, when it came time to sell, he went completely above and beyond to prepare every square inch for the next family. After meeting with me and consulting with my Staging partner, he took us seriously and got to work. He painted, he polished, and he made sure everything was ready.💪

Back when I used to teach Bodycombat,🥊 I had a very loyal Combatter who also became a friend. She was with me from my early days of teaching all the way until my very last day 7+ years later and almost never missed class. Well, she had a young daughter👧 who also loved to Combat, but could only join us occasionally because of school, and later college. But when she was able to be there, I'd get a text saying, "Amber's coming!" and I'd get so excited because I just loved having her in class.🤩 Her big beautiful smile never left her face the entire time.😃

I taught my last class 10 years ago, so you can imagine that I have literally watched that young girl grow up. What a thrill it was for me to help her and her husband purchase their first home!💞 With careful consideration and endless patience with the process, they found an absolute gem💎 on a patch of paradise.🌷
