Ever wonder how your Realtor knows exactly how to handle a ghost if a house is rumored to be haunted? 👻🏠

Spoiler: We go back to school! Every two years, agents have to achieve mandatory Continuing Education credits to keep our licenses sharp. 📚

We spend hours studying updated laws, contract loopholes, and ethics modules that often boil down to: "No, you cannot hide the fact that the basement turns into an indoor pool when it rains." 🌊

Last night Michael and I went to "The Hill Bar and Grille" at McIntyre. They have a massive outdoor patio where you can eat, play games or do nothing. We sat in two Adirondack chairs and just enjoyed a drink, each other, and being out in the summer weather.

This property was so much FUN to list and hold Open! (I think at this point everyone knows how much I love an antique home...😍)

Apparently I am not alone and my marketing efforts were incredibly fruitful - the FIRST day of private showings we had FIFTEEN showings book! 1️⃣5️⃣! On a Wednesday!🤯

The Open Houses on Saturday and Sunday were just as busy and multiple offers were the result.📄📄📄 I am so pleased for my Seller, he worked so hard to get this home "show ready" and follow my advice and suggestions to the letter.👌We made an AWESOME TEAM!🥇 The house was perfection in time for pictures, and he received TONS of compliments on his beautiful home and his taste. Well-deserved! 👏

One of the reasons I became a Realtor is because I need to have people in my life.💁‍♀️💁‍♂️💁 Working with new clients with all kinds of different personalities and learning about them is one of the parts of my job I enjoy most.❤️

These Buyer clients are two of the most patient people I have ever met. I definitely do NOT have that kind of personality trait, but it certainly paid off for them in a big way!🤩 They decided they were ready to begin their home search many months ago, but they assured me they were not going to be in a hurry, they would wait🫸for the right home to come along.🏠

So, unlike most first time Buyers, they did not go out and look at lots of homes, they were extremely discerning.🧐 In the beginning, I was even a little concerned and I told them so!😟 But, just like all my clients, I learned to follow their lead, and I also learned what they liked. After awhile, I knew when a house would come up that I'd be getting a call to go look at, even if it was weeks since I'd heard from them.

The results of this extreme patience speak for themselves - under contract for a piece of perfection in the best location in their most preferred town.😍 All I can say is WOW! That and express my admiration at how they achieved their goal.🎉

No matter what my clients' personalities are, I enjoy them all, and being able to help them navigate this challenging Sellers' market (again) reminds me exactly why I got into real estate in the first place: to turn what could be a stressful ordeal into a massive win.🌟

The unexpected twists of my job are what keep me energized and totally hooked.😍

After caring for his parents for many years, I received a referral to this client to sell his family home. We sat down and discussed the process start to finish, and he told me he planned to rent when he moved out.

A few days later, he called me and said, hey do you think I could buy?🏠 I said, let's find out! And the rest is history. We looked at several homes in all kinds of condition, but he was able to pick this one up at a great price in the perfect location. Being handy,🧰 he loved the idea of being able to fix it up🛠️ and make it uniquely his own, even before he moved in!

His infectious enthusiasm and joy at making this purchase just fills my heart and reminds why I love my job so much.❤️ Thank you very much to Diane and Chuck Dant for the referral! I am truly grateful.🙏

FINALLY Under Contract!🎉
It's rough out there folks - especially in the first-time-buyer price ranges. Like 2021 rough!😫 This was my client's FOURTH offer and she has been making great offers. The one before this? 21 offers!!🤯 On a home that hadn't seen a cosmetic update since the late 60s...

But not this one! This 1915 cutie in a great neighborhood of Manchester (mine) has been completely renovated over the last few years throughout the main floor, with some of the best features kept. I walk past it just about every Tuesday when the weather is nice with Blake in the stroller.🚶‍♀️ It has such an "if these walls could talk"💬 vibe, especially in the walk up attic. It is a massive open space where you see the 2nd level windows, just BEGGING to be finished. I can't believe it hasn't been! But, the owners prior to the Sellers owned it from 1957-2022, and I bet they never saw the need.🥰

What I love most about it though is that the description of the boundary of the lot is straight out of Manchester history.📖 The back lot line borders a "20 foot passageway" and the lots are "shown on a Plan of the Amoskeag Manufacturing Company."📜 Now, back in the day this "passageway" was the right of the Amoskeag Manufacturing Company and technically it still exists between the homes on this street and ones behind it, but it has been encroached upon by many of the houses over the years. What were they intending as the use for this 20 foot passageway?🧐 Best guess is a future "road" for horse and carriages,🐎but who knows now.🤷‍♀️

How was your trip to Toronto? WelI…I wrote 3️⃣ offers in 2️⃣ days, and found out one was accepted on the way to the ballpark🏟️ Updated that one from my phone while watching the Red Sox. Go Sox⚾️ and Congratulations🎉 to my Buyers who made a great offer and get to stay in their hometown! So…It’s been GREAT!
(Still waiting on news on the other two, please keep your fingers crossed for us!)
