2025 Housing Review for New Hampshire

In 2025, New Hampshire’s statewide median sales price increased 3.9% to $535,000. That growth, however, was far from uniform across the state’s largest cities and towns. Bedford experienced a notable 9% jump in median price, while Nashua followed closely with a 7% increase. By contrast, Rochester saw no change in its median price, and Dover recorded a 4% decline.

Among the state’s 15 largest municipalities, Portsmouth remained the most expensive market, while Keene was the most affordable.

Despite these differences in pricing, every community shares one critical challenge: a severe shortage of available homes. None of the state’s largest municipalities has more than 1.5 months of housing inventory—well below the 5 to 6 months generally considered indicative of a balanced market.

Jane and her husband were so lovely to work with! Any time I was at their home, they would have little treats for me (new hand lotion for my open house, snacks, chocolates...) which I know weren't bribes but had me love them even more than I already did! So happy they had a great experience with me and are settled in their beautiful new condo thanks to the expertise of my cousin and their MA REALTOR, John McCarthy, who introduced me to them for the sale of their Litchfield, NH home!

Sometimes there are hiccups in Real Estate that are out of my control (worst part of my job!). When there is not another Realtor on the other side of things, it can be even harder. But how I help manage emotions and keep things pushing forward can make or break a client's whole experience. And, yes, sometimes that includes a last-minute run to TJ Maxx to make sure surprise grandkids are kept entertained at the closing table!
