Colorado Home Equity Shapes Household Wealth
As someone who’s built a career navigating the Colorado housing market, I’ve seen firsthand just how central home equity is to household wealth in our state. With median home equity now at $350K, Colorado ranks fifth nationally—proof of how much value our homes contribute to our overall financial picture. In fact, with a median household net worth of $370K, it’s clear that for many families, most of their wealth is tied directly to their property.

This can be empowering—strong equity usually signals a healthy market and creates opportunities. But I’ve also walked with clients through moments where so much is concentrated in a single asset, and that can mean less flexibility for reaching other life goals. Knowing exactly where your wealth sits—whether you’re considering refinancing, downsizing, or just want to diversify your portfolio—can make all the difference.

My background as a first responder taught me to stay calm and strategic in high-stakes moments, and I bring that steady approach to every real estate journey. If you’re looking to understand how your home fits into your broader financial story, I’m always happy to share insights rooted in both experience and a deep commitment to our Colorado community.

Post-Purchase Costs Buyers Should Expect
One of the most important conversations I have with buyers—especially first-timers—is about what comes after the keys are handed over. Beyond the down payment, closing costs, and the excitement (and chaos) of moving, the first year of homeownership often brings a wave of new expenses that can catch you off guard if you’re not prepared.

For example, first-year costs for repairs, furnishings, and essential appliances add up quickly. Newly built homes typically come with higher first-year expenses, averaging $26,900 compared to $18,700 for existing homes. New construction buyers often spend about $4,300 on appliances and equipment, while those purchasing existing homes average $3,700. Furnishing your home can also become a substantial investment—$8,300 for new builds and $3,900 for existing homes, especially when you’re filling larger spaces or starting fresh. And alterations or repairs? These tend to be the single biggest first-year outlay: $14,300 for new homes, $11,100 for existing properties.

My background as a first responder and years in corporate environments taught me that preparation is everything. As your agent, I see my role as helping you anticipate these costs, so you can plan with confidence and avoid surprises. That’s how I bring both experience and heart to your real estate journey, every step of the way.

Homebuyers: Lending Standards Are Still Tight, but New Credit Scores May Help
Navigating the homebuying process has never required more resilience or resourcefulness. Lending standards remain tough, with home sales hovering near a 31-year low—driven by strict mortgage criteria, higher rates, and rising costs. Even as new credit models now consider rent and utilities (a long-needed update), many low-income and minority buyers still find themselves on the outside looking in, despite demonstrating low delinquency and default rates.

Having supported buyers and sellers through market shifts since 2007, I’ve seen firsthand how these hurdles affect real families. My roots as a first responder and Bay Area professional taught me the importance of calm, strategic guidance—especially when the path seems uncertain. Every client’s story matters, and I’m committed to helping you leverage every available advantage, from updated credit scoring to the support of a trusted network. Together, we keep your goals in clear focus, even as the landscape evolves.

Homeowners Sit on Record Equity — Why Most Still Can't Afford to Move Up in 2026
It’s remarkable that U.S. homeowners held a record $18 trillion in home equity in Q2 2026. Yet, as many are discovering, this doesn’t always translate into the freedom to move up. With replacement mortgage rates hovering near 7%, plus the added weight of property taxes and insurance, even well-established owners are finding it tough to make that next big move. Instead, I’m seeing more clients consider renovations, opt for renting, downsize, or explore bridge financing to meet their changing needs. Having navigated high-stakes decisions both as a real estate advisor and in my former roles as a first responder and corporate professional, I understand how crucial it is to weigh every option. My goal remains to help you make confident, informed choices in any market—always with experience, heart, and a deep commitment to our local community.

Homebuyers Enjoy Greater Choice as Listings Reach Six-Year High
Navigating Today’s Buyer’s Market: What Sellers and Buyers Need to Know

Right now, the U.S. housing market is seeing an incredible shift: there are 57.9% more sellers than buyers, with inventory at its highest point since 2020. Listings have increased by 3.9% while buyer activity has edged up only 0.1%, a clear sign that high mortgage rates and prices are making affordability a real challenge for many. Sales are trending down as a result.

Having represented buyers and sellers since 2007, I’ve weathered many market cycles—including moments when navigating shifting inventory and changing rates required both calm strategy and a local’s intuition. My time as a first responder and corporate professional taught me to stay composed and decisive, especially when the stakes are high. In markets like this, those skills matter more than ever.

Whether you’re considering selling, buying, or simply want to understand how these numbers may affect your next move, know that I’m here to offer steady guidance, deep experience, and the strength of a global Keller Williams network behind every conversation.

Gen Z buyers lead every generation on affordability trade-offs
One fascinating trend I’m seeing right now: Gen Z buyers are leading the way when it comes to affordability trade-offs. This younger generation is showing remarkable flexibility—willing to adjust spending and opt for smaller homes to make property ownership a reality. Canadians, in particular, are the most open to downsizing, while British buyers tend to hold firm on their wish lists.

After nearly two decades helping clients navigate tough decisions, I appreciate just how personal these choices can be. My background as a first responder and Bay Area professional taught me the value of adaptability—something Gen Z is clearly embracing as they enter the housing market. Whether you’re weighing your own priorities or curious about what’s possible, it’s my job to help you make informed, confident choices. Experience, heart, and a strong local network always make a difference—no matter your generation or goals.

More Homes Available: Opportunities Grow for Buyers
We're seeing an interesting shift in the housing market: new home listings have edged up by 0.4%, reaching their highest point since April, while the total number of homes for sale is up 0.5%—the most we've seen since May. At the same time, pending home sales have dropped by 1.1%, marking a six-month low. The culprit? High costs and mortgage rates hovering around 6.65% are certainly making buyers pause. As someone who’s navigated countless changing markets since 2007—and who thrives on problem-solving even when the pressure’s on—I know firsthand how balancing opportunity and caution is part of the journey for both buyers and sellers. Every market tells a different story, but with the right guidance and a calm, strategic approach, you can make the most of these shifts. My local expertise, backed by a global network, is always focused on helping you find your best next step.

What Smaller U.S. Homes Could Mean for Buyers
Over the past decade, we’ve seen new single-family homes in the U.S. shift noticeably: the average size has trimmed down from 2,700 to 2,400 square feet, even as the price per square foot has surged by about 72%. In 2025, one in four new single-family homes sold was under 1,800 square feet—up from about one in six just ten years ago. At the same time, the share of spacious new builds (3,000 square feet or more) dropped from roughly a third to just one in five. Builders are adapting, often opting for smaller footprints to balance out the rising costs of land, labor, and materials. This approach helps keep homes within reach for buyers, especially with mortgage rates hovering near 6%–7%. For first-time and budget-conscious buyers, these smaller homes can mean a more manageable down payment and monthly cost—even though the higher price per square foot reminds us that affordability remains a challenge. Having spent nearly two decades guiding clients through shifting markets, I know how important it is to weigh not just square footage, but what truly fits your needs and budget. My background as a first responder and corporate professional taught me to stay steady and creative when the landscape changes. Navigating these trends together, I’m committed to helping you make confident, informed decisions in today’s evolving market.
