So, what's the catch?
There is no catch.
I just believe the days of giving your agent 5-7% of your home’s hard earned equity are over. In a digital world, it’s an outdated model. If you think about it, a 6% commission is an insane amount of money. In the last few years, there’s been a confluence of events that, in my opinion, makes the 6% commission extinct.
-Low inventory creating a multiple offer environment.
-Home price appreciation which has multiplied agent commissions.
-Online real estate search portals eliminating the need for Realtors to find properties.
-Social media and digital marketing which greatly lowers marketing costs for listings.
Just because that’s the way it’s always been done, doesn’t mean it’s still a good model.
So do you still need a Realtor?
Yes. For most people, buying and selling a home is the largest transaction of their lives, and that equity is a large part of their net worth. It takes years to become a good listing agent. To be able to protect my clients, navigate the transaction around the potholes, and negotiate on their behalf. To show them how to get top dollar for their home. Not to mention the contracts, timelines, and never ending addenda.
