A quick recap of the SB 79 meeting I attended last night in Duarte. There were definitely questions and concerns from residents, and I think the biggest takeaway is: stay informed and ask questions.

Homeowners are not being forced to sell their homes, but zoning has changed in certain areas near the Metro station.

I’ll continue sharing information as I learn more. ❤️🏡

As a Duarte native, community member, and real estate professional, I believe it’s important for homeowners to understand what SB 79 could mean for our community and their property.

This isn’t about creating fear or speculation. It’s about being informed.

If you live within the affected area around the Duarte Metro Station, take the time to understand the new state requirements, what could potentially be developed, what rights you still have as a property owner, and what options the City of Duarte has as it works through the planning process.

Some homeownership journeys look simple from the outside… but the truth is, every family’s path is different. 🏡❤️

Erica and I actually grew up in the same community. She went to Duarte High School, she’s around my sister’s age, and although we didn’t officially meet until the last few years, it feels like we’ve known each other forever. We come from the same place, the same community, and a lot of the same experiences.

For the past couple of years, we’ve had conversations about homeownership. Questions, texts, what-ifs, figuring out what works, what doesn’t, and what makes sense for their family.

This journey isn’t just about buying a house. It’s about creating a safe, stable place for their family to grow. A place where their boys have room to thrive, where Elijah can have a safe space that works for him, where their service dog has room to be part of the family, and where they can have peace of mind knowing they’re building something for their children’s future.

Erica and Isaac family work incredibly hard, and watching them get closer to this goal has been so rewarding.

This is why I love what I do. ❤️

I’m not here to tell you that buying a home is easy or that there’s one formula that works for everyone. There isn’t. Your situation is unique, your timeline is unique, and your path will look different from someone else’s.

My job is to listen, answer the questions, connect the dots, and be your liaison throughout the process—especially when it feels overwhelming.

I’m required to get solar… but I still get to choose HOW.

So, here we go. I’m officially starting my solar research, and I’m taking you along with me.

Because when something is a major investment in your home, I don’t want to just hear, “This is the best option.” I want to understand why.

I’ve already had one company come out and give me a presentation, and I’m meeting with another one so I can compare.

And I have questions.

What does it really cost to own vs. lease?
What about the battery?
Where should the equipment be installed?
What happens to the system when I eventually sell my home?
Who is responsible for repairs and replacement?
And one of my biggest questions: what about EMFs and having this equipment attached to my home?

I’m not a solar expert. I’m just a homeowner trying to make an informed decision. And I figured if I have these questions, maybe some of you do too.

So I’m going to document the process, compare what I’m being told, and share what I learn along the way.
