🚨 Major CRE Wins in the Senate’s “Big Beautiful Bill” 🚨

The Senate narrowly passed the Big Beautiful Bill, and it includes 7 big wins for commercial real estate:

✅ 100% Bonus Depreciation extended through 2029
✅ 1031 Like-Kind Exchanges remain unchanged
✅ Immediate R&D expensing for domestic innovation
✅ Business interest deduction tied permanently to EBITDA
✅ QBI deduction extended and enhanced for pass-through entities
✅ SALT cap temporarily raised + foreign investor tax removed
✅ Opportunity Zones made permanent and expanded

📌 Bottom line: These changes could drive more investment, development, and strategic tax planning in CRE—especially across industrial, R&D, and redevelopment sectors.

California finally did something about CEQA delays — and it’s a big one.

✅ AB 130 is now law
✅ Urban infill housing projects (up to 20 acres) can skip full CEQA review
✅ No more lawsuits over “unusual circumstances”
✅ Agencies now have 30–60 days to act
✅ Game-changing shift for housing in cities

This is the biggest CEQA reform in 50+ years. If your project checks the zoning and avoids sensitive sites, you’re in a much faster lane.
