Lenders are good at explaining what you qualify for. They're not always great at explaining what that actually means for your life.

A few things worth knowing before you get too far in:

Your pre-approval is not your budget. It's the ceiling the bank is comfortable with — not necessarily what you should spend.

Your rate isn't locked until you lock it. Rates can move between pre-approval and closing. Ask about this early.

Every financial move you make before closing is being watched.

New credit card, big purchase, job change — keep things quiet until the keys are in your hand.

Not all loan products work the same way. It's okay to ask your lender what else is available and why they're recommending what they are.

This is easier to know going in than to learn the hard way.
