“How’s the Long Beach market?”

Wrong question. There are three Long Beach markets right now:

90803 (Belmont Shore, Belmont Heights, Naples) → median almost $2M, but pending sales down 60%+. The buyers left are serious, and paying up for the right house.

90802 (Downtown) → condos sitting almost 80 days. A buyer’s game right now.

90808 (East LB) → two weeks on market, full price. Still moving like it’s 2021.

Same city, three totally different answers. The zip code you’re in changes everything about how you should buy or sell.
