Our clients had the expectation of selling around $1.1 when we began the initial convo. However, closed at $1,250,000

This one was special, being able to deliver for long time friends, who will be relocating to another state to expand their law firm. Our clients wanted to aim high and price their home WELL above market price. We typically do not agree with this, but due to slight market shifts, we went along with the game plan. We viewed it with this reasoning. In this market, buyers like to feel like they are getting a deal due to higher rates. So, although the buyers were paying market price, they felt they were getting into the neighborhood they desired to be in at a great price.

Our client's home was a record sale 2nd to 1 other home in the neighborhood. They sold for 10% higher than one exactly like it just 9 months ago and around 7% higher than a larger home that sold just a month ago across the street from their home. We were happy for them and grateful they chose us to get the job done effectively.

Also, a friendly reminder that who you work with as your buyer's agent matters as well. We knew the offer that our clients selected was going to see the finish line, partly because of the agent the buyers were working with and how easy he made things for us, as the listing agents, while still representing his clients with integrity.
