Short Sales 101:
Timing Is Everything! 🏡

1) Seller acceptance isn’t the final step – Even a pre-approved short sale that a seller accepts can take weeks for lender approval. Until then, the transaction isn’t fully binding like a traditional sale.

2) No escrow = no active transaction – If escrow hasn’t opened and earnest money hasn’t been deposited, buyers aren’t locked in and can continue exploring other options. That’s why it’s important for the listing side to stay on top of the lender for a timely response.

3) Cautious approach – Because short sale approvals can take weeks or months, buyers may continue exploring other options based on their circumstances and contract terms. This way, if the lender delays or declines, they can withdraw and pursue a property that can close sooner than later.
