More Homes Hit the Market as Demand Cools
This past month, we’re seeing a steady shift in the housing market. Over the four weeks ending August 23, new listings across the US edged up by 0.4%, and total homes for sale rose 0.5%—the most inventory we’ve seen since early in the second quarter. Yet, pending home sales dropped by 1.1% to a six-month low, as affordability challenges kept many would-be buyers on the sidelines, even as choices expanded. The median sale price nationally is up 1.9% year-over-year, now topping $400,000, with average mortgage rates hovering near 7%, their highest point in over a year.

With more homes available and demand cooling, buyers are finding more room to negotiate—whether that’s on price or concessions. In my 25+ years guiding clients throughout Southern California, I’ve found that homes lingering on the market for a few weeks often offer buyers the best leverage. For sellers, realistic pricing—rather than reaching for last year’s highs—leads to better results. Navigating these trends takes more than data; it’s about understanding how market shifts impact real people and communities. That’s always been at the heart of my approach.

New Listings Rise as Summer Comes to a Close
As summer winds down, we’re seeing some interesting shifts in the national housing landscape. New U.S. home listings have ticked up by 1.2%, reaching a three-month high—signaling that more sellers are testing the waters even as the season changes. At the same time, pending sales have dipped 1.3% to their lowest point since March, and the median asking price has edged down by 0.1%. Despite these adjustments, the median sale price is still up 1.8% over last year, a testament to the market’s underlying strength—even with higher mortgage rates and economic uncertainty in play.
