This is an updated version of a post I shared a few years ago, and it's a true story. Chad really doesn't like debt and hoped to buy a house without taking out a loan. But with the recent increase in real estate prices, he's now stuck in a tricky situation.

Saving for years to buy a house outright might not be the best advice anymore, at least in my view.

When someone says home values “always” go up and down, let them know that…over the last 43 years…that’s not always true. As everyone knows, home prices depreciated during the Great Financial Crisis.

A 1031 exchange, also known as a like-kind exchange, is a way for individuals or businesses to defer capital gains taxes when they sell one property and reinvest the proceeds into another similar property. In simple terms, it allows you to swap one property for another without immediately triggering a tax bill. The idea is that as long as you use the money from the sale to buy a similar property, you can postpone paying taxes on the capital gains until you sell the new property in the future.

It's a strategy very commonly used in real estate to help investors grow their portfolios without incurring immediate tax liabilities.
