Highlands or Atlantic Highlands?

They're neighbors, but we wouldn't choose between them based on houses alone.

Highlands puts you right into that waterfront Shore energy with Sandy Hook practically next door, restaurants around town, trails nearby and ferry access to Manhattan.

Atlantic Highlands feels different. You have the marina, a defined downtown, hills, beautiful residential pockets and some incredible views.

Neither one needs to be the "better" town.

The question is which one feels more like the life you're trying to create.

Beach. Space. Price.

Three things Jersey Shore buyers tend to want. Depending on the town, neighborhood and property, they don't always come
neatly packaged together.

Would you rather have a smaller home closer to the water? More property a little farther inland? An older house in a walkable
location? A newer house farther from restaurants and town?

There isn't one right answer. But there is usually a right answer for you.

One of the most useful things we can do before looking at dozens of houses is figure out which compromises won't actually feel
like compromises six months after you move in.

Which matters most to you right now: location, space or the house itself?

If most of your time in Highlands has been spent on the way to Sandy Hook, you might want to stop next time.

There’s a lot packed into this little waterfront town.

You're at the northern edge of the Jersey Shore with Sandy Hook next door, restaurants and local spots around town, trails nearby and the ferry to Manhattan right here.

But what I like most about Highlands is that it doesn't feel manufactured. It has personality.

If you're moving to Monmouth County and automatically skipping Highlands, I'd put it back on the list. Not because it's right for
everyone. Because it might be right for someone who wants the Shore to actually feel like part of everyday life.

Here's what I would NOT do if I were relocating to the Jersey Shore:

Open Zillow.

Set $1M maximum.

4+ bedrooms.

2+ bathrooms.

Hit search.

And choose my town based on whichever houses looked prettiest.

That's backwards.

First figure out:

🌊 How close do I actually want to be to the water?

🚆 How often am I commuting?

🌳 Do I want land/privacy or walkability?

🍽️ Do I care about having restaurants and shops nearby?

🏡 What kind of neighborhood feels like home?

Then we talk houses.

Because finding beautiful homes isn't the hard part.

Finding the place where your life fits is.
