One thing many shore-home buyers do not realize:

The financing path can change depending on the property.

A buyer might be paying cash, using a jumbo loan, pulling money from a primary residence through a cash-out refinance or HELOC, working with a credit union or using construction financing for a tear-down, raise or major renovation.

That is very different from a standard home purchase.

On the barrier island, the property itself can create financing questions, flood-zone requirements, insurance, structural condition, renovation plans, seasonal use or whether the home is move-in ready.

So before getting too far into the search, buyers should ask:

Does my financing match the type of property I want to buy?

That question can save a lot of time, stress and surprises.

I’ve been having a lot of conversations lately about adjustable-rate mortgages (ARMs), and the same question keeps coming up:

“Which ARM is the best option?”

The honest answer is… it depends on your plan.

Different ARMs are designed for different situations:

A 5/1 ARM usually gives you the lowest rate, but it’s best if you don’t plan to hold the property long
A 7/1 ARM gives you a little more breathing room
A 10/1 ARM gives you longer-term stability while still offering a better rate than a traditional 30-year loan

But here’s the part that really matters:

👉 The loan itself isn’t the risk
👉 The lack of a strategy is the risk

If you know how long you’re going to hold the property, when you might refinance, and what your financial flexibility looks like… an ARM can be a powerful tool.

If you don’t, it can feel unpredictable.

The goal isn’t just to get a lower rate.
The goal is to stay in control of the outcome.
