Florida Buyers: The Window Is Open — But It May Not Stay Open
Florida’s housing market just posted its ninth straight month of year-over-year sales gains, and that tells us something very important:
Buyers are back in the market — but they are also being more selective, more disciplined, and more data-driven.
According to Florida Realtors, May sales continued to rise across both single-family homes and condos/townhomes. Even more important, new pending sales also increased, suggesting that market activity may continue into the summer.
For buyers, this is a very different market than the frenzy of the past few years.
Inventory has improved. Choices have expanded. Sellers are having to be more realistic. And serious buyers now have room to compare, negotiate, and make informed decisions.
But here is the catch: once mortgage rates move lower, that buyer advantage could narrow quickly. More buyers will come off the sidelines, competition could increase, and today’s flexibility may not last.
The opportunity is not just to buy. The opportunity is to buy intelligently — with the right local market guidance, the right property analysis, and a clear understanding of pricing, inventory, HOA/condo issues, reserves, insurance, and long-term value.
Florida is still moving.
