🚨 FLORIDA BUYERS: THIS COULD BE A MAJOR WAKE-UP CALL 🚨

Florida may be moving toward one of the most significant homeowner tax breaks in years.

Gov. Ron DeSantis has proposed increasing Florida’s homestead exemption from the current $50,000 to $250,000 β€” with a future path toward $500,000.

What could that mean?

Using a simple 1.5% estimated property tax rate:

βœ… $250,000 exemption = approx. $3,000/year in potential savings
βœ… $500,000 exemption = approx. $6,750/year in potential savings

But here is the urgent part:

The proposal also includes a provision that could make new Florida residents after November ineligible for the larger exemption for their first five years.

That means buyers sitting on the fence may want to act now β€” before they risk getting locked out of a major homestead tax benefit for five years.

This is exactly why timing matters.

South Florida is already in a buyer’s market in many segments, but the best opportunities do not wait forever. Between pricing, inventory, building condition, reserves, inspections, insurance, and now potential property tax changes, you need guidance from someone who understands both the real estate market and the construction/financial due diligence behind the purchase.
